Job Title: Property Inspector
Location: This role travels outside the Houston area Monday - Friday.
Hours: Monday – Friday: 9am to 6pm
Reports to: Marketing Director
Overview
Our Real Estate Investment Company is looking for a Property Inspector. This person will work closely with the marketing department by traveling and inspecting the company’s properties. You will be responsible for assessing the condition and quality of properties owned by SWE Homes. Your focus will be conducting inspections to ensure that our properties meet our standards and are prepared for the next steps to add them to the market for sale. Note that certification is not a requirement for this position.
Responsibilities
· Conduct weekly on-site inspections, evaluating the condition, quality, and overall appearance of properties owned by SWE Homes, locally, out of town and some out of state.
· Inspect both the interior and exterior of properties, documenting any damage, repairs needed, or other relevant information.
· Assess the compliance of properties with our established standards, including cleanliness, functionality, and safety.
· Prepare detailed inspection reports with accurate and comprehensive findings, including photographs and descriptions of any issues identified during inspections.
· Ensure properties are secured by conducting drive-by assessments and replacing locks for newly acquired properties.
· Communicate with the Construction team for property repairs, maintenance, and improvements as necessary.
· Collaborate with the Marketing team to ensure that property marketing materials accurately reflect the condition and features of the properties.
· Collaborate with the Properties Preservation Marketing Assistant to develop action plans for optimal signage location and distribution methods of marketing collateral.
· Able to travel 90% of the time with access to a company vehicle and fly out when needed
· Assist with any special projects the department may need help with
Skills/Requirements:
· Bilingual (Spanish) preferred.
- Attention to Detail: Strong observational skills and attention to detail to accurately document and report property conditions, noting any issues or discrepancies.
- Technical Aptitude: Familiarity with using various tools and equipment, such as measuring devices, cameras, and mobile devices for data collection and reporting.
- Technology Proficiency: Experience working with Microsoft Suite (Outlook, Word, and Excel) and comfort and proficiency in using technology tools and software for data entry, report generation, and photo documentation.
- Flexibility and Adaptability: Willingness to work in different weather conditions, adapt to changing schedules or priorities, and handle various property types and inspection scenarios.
- Ethical Conduct: Demonstrating professionalism, integrity, and ethical conduct in all aspects of the job, including handling confidential information.
- Communication Skills: Excellent written and verbal communication skills to effectively convey inspection findings, prepare detailed reports, and interact professionally with staff and property residents.
- Time Management: Effective time management skills to plan and prioritize inspections, meet deadlines, and maintain productivity in a dynamic work environment.
- Problem Solving: The ability to analyze and solve problems that may arise during inspections, such as addressing unexpected property issues or finding creative solutions to challenging situations.
· Driving Skills: Must possess a valid driver’s license and clean driving record. Must also be able to pass a background check and provide up-to-date vehicle insurance card.
