Responsibilities:
- The Assistant Property Manager is responsible for assisting in all areas defined as a part of the Sr
- Assistant Property Manager job description, as well as performing property administrator job duties if there is no property administrator role on the team
- The Assistant Property Manager will ensure a high level of professionalism and foster positive relationships with tenants and clients
- Provide full administrative support, including phone support, typing, reports, filing and distribution of correspondence
- Investigate and resolve tenant complaints. Building positive relationships with prospective and current tenants
- Ensure and oversee all work order and repair requests are processed in a timely fashion, working closely with the maintenance manager
- Preparing and executing detailed and legally compliant lease agreements
- Overseeing all financial procedures including verifying renter income, processing monthly payments and executing default protocols
- Creating organizational systems to support accurate record keeping, efficient financial transactions and prompt renter complaint resolution
- Support in property's updates and improvements to increase return on investment
- Enforce property and associations' rules and regulations
- Collecting rent, dealing with late payments, and handling operating expenses.
- Maintaining records of income, expenses, signed leases, complaints, maintenance, etc.
- Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with recurring services
- Knowledge of general Property Management Laws and Legal Background knowledge of Tenant / Owner Laws is highly Preferred
- Maintains building systems by contracting for maintenance services and supervising repairs.
- Enforces occupancy policies and procedures by confronting violators.
- Prepares reports by collecting, analyzing, and summarizing data and trends.
- Accomplishes organizational goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
- Able to travel from property to property
- Organized and detail oriented person, dedicated and team player
- Creating postings and notices, post notices at properties
Qualifications:
- Previous experience in property management or other related fields
- Familiarity with real estate contracts and leases
- Ability to build rapport with tenants
- Ability to multitask and prioritize
- Excellent written and verbal communication skills
- Knowledge of general Property Management Laws and Legal Background knowledge of Tenant / Owner Laws is highly Preferred
