The primary purpose of the Asset Manager position is to assist in the oversight and management of various portfolios of commercial real estate assets (either commercial or self storage) sponsored by subsidiaries of Inland Real Estate Investment Corporation and other as part of The Inland Real Estate Group of Companies, Inc. The primary responsibilities are to execute on established group priorities; provide leadership and accomplish property and portfolio goals and objectives by collaborating with and providing direction to other departments including finance, transactions, property management, leasing, operations, and accounting.The goal of this position is to assist in the preservation/increase investment returns and to achieve the highest value of the portfolio while mitigating risk.
CORE RESPONSIBILITIES:
- Regularly evaluates each asset under management relative to the Company's overall objective; establishes, monitors and alters asset-level plans. Routinely provides Vice President and Executive Vice President with property-level and portfolio-level performance feedback relative to established targets and goals, and taking responsibility for variances and corrective action.
- Establishes annual property-level and portfolio-level performance goals along Key Performance Indicators within the context of the investment objectives. Identifies and evaluates variances; facilitates corrective action relative to significant variances.
- Determines property-level strategies relative to goals within the context of the investment objective. Monitors and measures each strategy each quarter. Revise strategies as warranted and assures consistent follow-through with Property Management.
- Understands the property's position in the context of the market/competitive set to ensure the property is priced appropriately and that leases are consistent economically with the property's peer group.
- Actively maintains current knowledge of market; communicates with local leasing and investment-sale brokers as to industry trends, tenant trends and other relevant insights.
- Creates and maintains multi-year financial plans for each assigned asset, consistent with the Asset Plan; provides Corporate Accounting with required reporting and analysis.
- Responsible for the timely and accurate completion of ad hoc strategic and financial analysis with respect to significant tenant lease proposals, capital expenditure projects, loan work-outs, and hold/dispose recommendations.
- Establishes annual leasing goals and maintains a key role approving significant lease commitments.
- Determines profitable lease structures; monitors and measures quarterly results; understands significant variances and takes responsibility for corrective action as needed.
- Collaborates with leasing and marketing teams to prepare property-level marketing plans consistent with property's overall objective.
- Establishes annual operating and capital expense goals: monitors and measures quarterly results; understands significant variances; takes corrective action as needed.
- Understands underwriting and assists with analysis assumptions.
- Reviews and refines investment summary packages (prepared by Analyst/Associate) targeted for debt financing and provide to the finance group.
- Provides property specific information, analysis, reports and history for use in mortgage underwriting, closing, and post-closing needs. Participates in lender workouts as needed. Responsible for weekly, monthly, quarterly, annual and ad hoc reports relative to portfolio and individual assets.
QUALIFICATIONS:
- This position requires a Bachelor’s degree (B.A.), preferably in business, from a four-year college or university or equivalent professional knowledge and/or work experience.
- This position requires at least 2 to 5 years of prior professional experience in commercial real estate including investment, lease and value analysis.
- Intermediate skills in Microsoft Word, Outlook and Argus with advanced Excel are required for this position.
- Excellent skills in a multi-year cash flow modeling required for this position.
- Occasional (less than 20% of the time) day and overnight travel is required for this position.
