Description:Essential Duties and Responsibilities
Responsible for the overall strategic direction, operation and profitability of Stream Management Group (SMG) property management company, and its 1,400 +/- unit multi-family portfolio
- Oversees the financial performance and physical maintenance of all properties in SMG’s portfolio, and meeting strategic goals for the management company.
- Establishes, monitors, and measure’s strategic goal achievement for the Property Management Division.
- Collaborate with staff and empower teams to increase the sustainability of SMG’s communities and residents in support of the organization’s mission.
- Creates annual performance plans for the Regional Directors and evaluates performance throughout the year. Identifies and articulates annual department performance objectives.
- Maintains oversight of all Property Managers and department staff.
- Monitors the operations, maintenance and record keeping of all properties to ensure compliance with Federal/State/Local lender/investor, HUD, LIHTC, AHP and related requirements.
- Sets budget and performance targets for the SMG portfolio and creates annual budgets for individual properties and the Property Management Division.
- Develops management plans, monitors monthly financial performance, and establishes capital improvement budgets for all properties.
- Creates and implements an overall marketing strategy for properties.
- Serves as a member of Management Team to establish, monitor, measure and achieve SMG’s strategic goals and objectives.
- Collaborates with the Asset Management to provide property performance reports and develop corrective action plans for under-performing properties.
- Creates and maintains positive relationships with all external partners, government officials and professional organizations related to the Property and Housing industry.
- Performs other duties as needed in the event of position vacancies, crises or opportunities.
- Travels to and inspects all properties in the portfolio annually or as needed.
- Participates in special projects and performs other duties as required.
- Grow the portfolio by signing 3rd party management agreements that meet the SMG management requirements and criteria
- Oversee all construction and rehab processes and ensure that all projects remain on scope, timeline and budget
Knowledge, Skills and Abilities
- Strong background in residential management to oversee a property management company with +/- 30 employees and an approximately 1,400 +/- unit multi-family portfolio
- High self-motivation with demonstrated skill in managing quality affordable housing in an urban environment and remain committed to making every property in the portfolio an attractive and desirable community with healthy financial performance and high levels of resident satisfaction.
- Excellent written and verbal communication skills and the ability to inspire, lead, motivate and manage a large and diverse staff.
- Ability to establish effective working relationships with customers, the public, funders and staff.
- Knowledge of and experience with Federal, State, Local and applicable compliance responsibilities.
- Computer proficiency in Microsoft Office and property management accounting software.
- Strong knowledge of Fair Housing regulations and ability to achieve FHEO Certifications.
- Ability to analyze and forecast property financial positions.
- Strong organizational skills and the ability to work under pressure and meet deadlines.
- Capable of managing and prioritizing multiple tasks and responsibilities.

Requirements:Education and/or Experience
- Bachelor’s degree in Business, Real Estate, or related field or the equivalent combination of education/experience required.
- Minimum of ten years of experience in multi-family property management required.
- Minimum of 5 years of experience as a regional property manager, senior property manager supervising multiple sites, or equivalent position required.
- CPM (Certified Property Manager) and NAHP-e designation preferred.
- Current knowledge of industry trends in real estate and development, and a natural desire to understand specific market characteristics; experience of commercial real estate analysis/asset management experience with an emphasis in office and industrial properties may be required
- Strong experience in underwriting, property management/leasing/operations, finance, and accounting required
- Knowledge of due diligence process and construction methods required
- Understanding of discounted cash flow analysis for value-add multifamily projects (MS Excel)
- AppFolio Property Management Software experience preferred
- 5+ years of leadership experience managing a team required
- Experience working in real estate industry preferred
- Strong working knowledge of Google Docs/Suite and MS Office including Word, Excel, Outlook, and PowerPoint required
