Essential Functions:
1. Attend preconstruction and job walk meetings.
2. Develop project schedules and execute accordingly.
3. Ensure the project maintains profitability goals and positive cash flow.
4. Responsible for job costing and quantity takeoff and pricing estimates.
5. Establishes work plan and staffing for each phase of project and arranges for recruitment or assignment of project personnel as required/necessary.
6. Supervises the preparation of plans and specifications for the design/installation of solutions in buildings and institutions.
7. Manage the full cycle submittal process, approval and completion.
8. Oversee the following: preparation of purchase orders, ordering of equipment and supplies/material recording the receipt of materials.
9. Review project proposal or plan to determine time frame, funding limitations, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of project.
10. Confers with project staff to outline work plan and to assign duties, responsibilities, and scope of authority.
11. Coordinates project activities with regulatory or governmental agencies.
12. Review and analyze sub-contractor request for proposals (RFP) including scope statements; plans and milestone dates; specifications; bonding requirements; and billing schedule of values.
13. Receive and qualify subcontractor proposals; oversee the work of project assigned staff, subcontractors and installers.
14. Plan and analyze assigned projects, create schedules, project parameters and set procedures to accomplish system objectives, involving complex contracting applications.
15. Review status reports prepared by the site superintendent and revise schedules or plans as required.
16. Create and revise project schedules including generating tasks, estimate, dependencies, milestones, and overall project analysis.
17. Prepare subcontractor agreement and distribute for execution and ratification.
18. Examine and review contracts and estimates by performing risk analysis and developing risk plans.
19. Collaborate with the site superintendent to ensure the job safety requirements are up to current standards.
20. Support the sales function by assisting with execution of large equipment sales projects.
21. Establishes a professional relationship with the customer and interface constantly to maintain accurate status reports and project reviews.
22. Communicate with customers and their representatives, including building owners, mechanical contractors, other trades, subcontractors, and field support staff.
23. Maintain customer satisfaction by investigating concerns, implementing corrective action, and communicating with customers and assigned staff.
24. Prepare project reports for management, customer, or others.
25. Prepare daily and weekly activity reports for each project and submission to the management and contracting officer.
26. Confer with project personnel to provide technical advice and to resolve problems.
27. Responsible for maintaining the accuracy of the forecasted cost at completion.
28. Facilitate weekly meetings with subcontractors and owners separately to discuss scope of project, progress, performance; and close-out punch list.
29. Assist with project cash-flow management: progress billing, collections support and monitoring, and resource management.
30. Responsible for change order management by recommending solutions, facilitating quotes and closing orders.
31. Obtains acceptance and timely sign-off of the project by the customer.
32. Responsible for the successful transition of the project materials and warranty to the customer at the time of completion.
Job Type: Full-time
Pay: $75,000.00 - $85,000.00 per year
