Position Overview:
We are seeking a Purchasing Agent to join our team. In this role, you will play a pivotal part in accurately managing costs associated with products throughout their development and construction stages. Collaborating closely with our Construction and Purchasing teams, you will identify opportunities for cost optimization and implement strategies to enhance efficiency.
Responsibilities:
- Analyze costs meticulously to optimize option costs and minimize direct costs.
- Collaborate with the Director of Construction and the Purchasing Manager to cultivate a top-tier trade partner base known for innovation and design excellence.
- Recruit, develop, and negotiate contracts with new vendor partners.
- Drive process improvements by identifying opportunities for cost savings and efficiency enhancements.
- Work collaboratively with Construction and Finance teams to identify and minimize variances.
- Contribute to new plan design by overseeing the bid process, value engineering, and system set-up.
- Estimate construction costs for new products by compiling material and labor unit price takeoffs and performing other estimates.
- Estimate costs of structural and design-related options.
- Develop and revise material descriptions and Addendum A's as needed.
- Collaborate with the Design Studio Manager and Purchasing Manager to develop a structural option catalog.
- Price non-standard options requested by Sales Agents/Associates and Design Studio Consultants.
- Assist the Purchasing Manager in reviewing budgets for monthly pricing adjustments.
- Utilize Dynamic Builder standards and processes for takeoffs, job costing, and layers.
- Address escalated invoices related to estimating errors and problems with purchase orders.
- Ensure the accuracy of turnkey bids by conducting unit pricing takeoffs and comparisons.
Qualifications:
- Bachelor's degree in construction management, Supply Chain, or related field; or equivalent experience in residential construction and purchasing.
- High School Diploma/GED required.
- Minimum of 3 years of purchasing experience.
- Preferred experience in the residential building industry.
- Proficiency in reading blueprints, construction drawings, and addendums.
- Familiarity with Outlook, Excel, Word, and PowerPoint, with the ability to learn new programs.
Job Type: Full-time
Pay: $65,000.00 - $75,000.00 per year
