JOB TITLE: Maintenance Technician
SUMMARY: Under the direction of the Director of Maintenance, the Maintenance Technician performs minor repairs on both a scheduled and as-needed basis in compliance with established Environmental Service safety rules, policies and procedures.
ESSENTIAL DUTIES AND RESPONSIBILITIES: This summarizes the major essential duties and responsibilities regularly performed and normally assigned to this position. Listed below are the duties in descending order of importance and are as clear and specific as possible. Other duties may be assigned. May be necessary to assist in the evacuation of residents during emergency situations.
- Performs minor interior and exterior repairs to the buildings, grounds, equipment and systems
- Assists in testing fire alarm, emergency generator, HVAC and other systems and participates in fire alarm, personal call and other responses as needed
- Performs scheduled maintenance checks of building, grounds and facilities. May assist inspectors and contractors in the testing, inspection or repair of equipment, utility/emergency systems and structure.
- Requisitions supplies and equipment as authorized by the Director of Maintenance. Reports supplies and equipment needs. Maintains records of supply/equipment purchases.
- Maintains tools and equipment in good working order, secures tool storage areas assuring work areas and storage areas are neat and orderly.
- May paint and perform minor carpentry and structural work such as drywall, repair/replacement and wallpapering.
- Provides support for cleanup of leaks, spills, floods, fire, etc. Must be available to assist in bad weather such as snow/ice cleanup.

EDUCATION and/or EXPERIENCE: High school diploma or general education degree (GED); or one to three years related experience and/or training; or equivalent combination of education and experience.
LANGUAGE SKILLS: Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Ability to speak effectively before groups of customers or employees of organizations.
MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference and volume. Ability to apply concepts of basic algebra and geometry.
REASONING ABILITY: Ability to define problems, collect data, establish facts and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
CERTIFICATES, LICENSES, REGISTRATIONS: Must maintain a current state driver’s license.
OTHER SKILLS AND ABILITIES: Ability to effectively manage multiple priorities. Ability to work in a fast paced and quick changing environment. Must be skilled and exhibit some expertise in one or more of the following trades: electrical, plumbing, carpentry, drywall and painting.

The employee may work in high, precarious places.The noise level in the work environment ranges from moderate (business office with computers and office equipment, light traffic) to loud (construction areas with and machinery and equipment).
OSHA EXPOSURE RISK CATEGORY: Category 2. Work environment involves slight physical risks that require the useof applicable PPE (personal protective equipment).
OTHER WORK REQUIREMENTS: Must possess and exhibit a strong positive attitude toward customer service and have a genuine interest in geriatric care and uphold the philosophy of the community.
