Job Description Summary
Utilizing provided tools, resources, and playbooks, the Project Manager is expected to complete tasks as described below. This is provided as a general overview of expectations. All major functions of the role are accurately represented; however, this is not all inclusive of individual tasks.
Primary role:
- Support the Construction of client's regional projects as assigned
- Support both internal and external client's construction partners by providing answers, problem solving and expediting key tasks as they relate to new development and construction projects.
- Utilize provided resources (playbooks, training materials, co-workers, etc.) to self-solution for often ambiguous tasks.

Management of Project Focused Communications and Documents:
Expected tasks include, but are not limited to
-
Maintain regional consistency and accuracy across all platforms of communications (TRIRIGA, Smartsheet, PlanGrid, etc.)
-
Provide weekly review of key milestones to ensure timely completion and reporting of critical construction dates
-
Communicate daily and weekly with project Construction Leads and Construction Consultants to ensure project support
-
Work with the Development and Construction Services (DCS) Team to on-board new partners, providing focused education on processes as needed
-
Provide necessary communication to Operators and partners (internal and external) throughout the project construction and close out
-
Schedule and attend project meetings
-
Communicate frequently with all partners to close out each project
-
Manage the Non-GC RFP process with construction vendors
-
Properly label and save project documents to applicable platforms
-
Receive and process construction invoices, ensuring proper coding and routing information
-
Ownership of End of Year Accrual Process
Expected tasks include, but are not limited to

Accounting Systems:

Review and approve invoices as assigned
-
Interact with and assist the team responsible for PO and invoice entry

Microsoft (non-Sharepoint):
-
Manage personal Outlook account, to include timely response to emails and folder management
-
Work within Teams for communication and meetings
-
PlanGrid:
-
Setup of projects within system
-
Extraction of system reports and final photos
-
Sharepoint:
-
Setup folders in workspaces as needed
-
Ensure accurate upload and tagging of project construction documents
-
Utilize provided pages as reference tools and resources
-
Smartsheet:
-
Assist in managing regional construction trackers
-
Track project closeout
-
TRIRIGA:
-
Maintain integrity of dates in TRIRIGA through daily and weekly interaction with all stakeholders
-
Own the responsibility of entering correct As Built Survey date tracking
-
Enter Grand Opening dates
-
Confirm and enter contacts for construction vendors and roles
-
May have full ownership and responsibility for smaller, less complex projects
-
As directed by DC Services and / or DCC Lead
-
Additional details will be provided in these instances

Request initial information for anti-bribery intake form & track anti-bribery status
-
Set up for anti-bribery and vendor payment serves beyond Development & Construction partners
-
Awareness of invoicing and payment guidelines (e.g. entity, international coding, tax/retainage requirements, holding letters that need to be provided to partners)
-
Knowledge of different international terms (e.g. report name variations)
-
PO process requires more manual labor and oversight as not fully in Supply Central
-
Knowledge of variations in payment processes by country (wires, check requests, certified check request, bank drafts, letter of credit)
-
Documentation of international nuances for DCC role (Playbook)
-
Drafting of check requests
-
Collect and track documentation for bonds, reimbursements, and letters of credit/security
-
Enter Construction Milestone tasks in TRIRGA Project Module
-
Add Location Specific Landlord Work Exhibits (PADI Path Document) to Location Folder
-
Able to work across multiple time zones
-
Enter and update TRIRGA Attributes (since Development Consultant (DC)/CC do not access to TRIRGA)
-
Add documentation of unique permits to Permit Tracker
REQUIREMENTS

Bachelor’s Degree
-
3+ years of relevant work experience or any similar combination of education and experience
-

Experience leading and managing numerous facets of multiple projects simultaneously

Ability to develop and cultivate business relationships with existing and prospective clients

Preferred: Previous understanding or work in field of project management, development or construction commercial field
