Implement preventative maintenance program for property.
Responsibilities:
- Oversee day to day operations and complete detailed monthly property inspections.
- Communicate, implement, and monitor the owners’ vision, strategies, and objectives by preparing annual business plans, operating and capital budgets, policies, and operating procedures.
- Direct building engineers, junior property management staff, and contracted service providers to achieve the ownerships’ objectives.
- Create, maintain and grow relationships with healthcare system executives, key clients, and new business opportunities.
- Act as primary point of contact with tenants to assist with their business objectives and maintain positive relationships by addressing requests promptly and in accordance with lease agreements.
- Oversee physical and financial operations of property to include:
-Ensure all building systems are maintained in accordance with manufacturer’s recommendations, city codes, and the lease agreements, at a level consistent with or above industry standards.
- Identify, recommend, prepare bids, and oversee building improvements, consisting of operational and capital projects, and tenant finish construction.
- Negotiate and execute property service contracts.
- Design and implement tenant retention program.
- Track and implement new leases, renewals and prepare lease abstracts.
- Meet financial goals and manage expenses of projects.
- Prepare annual budgets and conduct prior year reconciliations.
- Review financial accounting and timely monthly/quarterly reporting, analyze trends and provide forecast as needed.
- Supervise property collections.
- Travel on a recurring basis to local properties with a goal of visiting each property on a monthly basis.
- Other duties as assigned.
Experience Required:
- Bachelor’s Degree in business administration, accounting, finance, or equivalent experience.
- 10 years’ experience in property management; leasing experience a plus.
- Experience with and full understanding of building systems and operations (HVAC, Lighting, Fire Control Panel, etc.)
- Experience with and full understanding of landlord and tenant laws and all financial aspects of a project. Including cash or accrual basis, CAM billing, prior year reconciliations, etc.
- Yardi experience is required.
- Kardin budgeting experience is required.
- Intermediate working knowledge of Microsoft Word, Excel, and Outlook.
- Real Estate License preferred.
- CPM or RPA designation preferred.
- A proven record of providing excellent internal and external customer service.
- Superior communications skills, both verbal and written.
- Exceptional analytical and problem-solving skills required.
- Ability to travel as needed.
