Summary:
To provide contract administration for all phases of construction, ensure contract conformance, QA/QC, inspections, jobsite safety, scheduling, payment processing, change orders, contracts, recovery schedules, as-builts, close outs, conflict resolution and customer service.
Essential Functions / Major Responsibilities of Project Manager:
· Manage Stoddard’s project startup process
· Organize Project Documents
· Review and become familiar with the Prime Contract, contract drawings, specifications, addenda, alternates.
· Coordinate, schedule and facilitate all construction meetings and minutes
· Monitor, Track and Update progress schedule with Project Superintendent & Scheduler
· Issue complete set of documents to Superintendent & subcontractors
· Update and maintain drawings with Superintendent for final as-built drawings. Post changes to Official Record Set of Drawings as changes occur.
· Schedule and track inspections, and certificates of occupancy
· Request, review, monitor and coordinate all approvals of shop drawings and submittals. Check for contract conformance.
· Obtain and Review testing laboratory reports. Take action for non-compliant test results.
· Generate estimates and proposals for Change Orders or contract changes, including creation of supporting documentation for accounting, owner, and design team.
· Monitor and Process Change Orders
· Prepare and track any reports and/or logs required by specifications-ASI, RFI, PR Logs
· Monitor the delivery of items provided by major vendors and subcontractors (in conjunction with Superintendent).
· Write, Distribute, and Close out all items in Pre-Substantial Completion Punchlist in conjunction with Superintendent. Prepare and submit all required project close-out submittals and warranties. Include signed transmittal of acceptance of such items.
· Compile and submit timely monthly pay requests to Architect/Owner. Follow up with Owner for Prompt Payment. Approve all pay requests and billings from subcontractors and suppliers - Accounts Payable and Accounts Receivable.
· Mentor and Train Assistant Project Manager on their job duties.
· Compile and archive all job data upon completion of project.
· Track all warranty items on completed projects.
Assist Superintendent as required. Other duties as required
Education and/or experience:
Bachelor's degree, preferably in Construction Science, Construction Engineering Technology, or Construction Management.
7 to 10 + years relevant experience in commercial construction
Skills:
Proven leadership and verbal/written Communication Skills Proficient in Microsoft outlook, word, excel, PM softwares and Adobe.
Physical requirements:
Ability to roll-up, lift and transport drawing sets of 15 to 40 lbs.
Physical demands:
Prolonged standing, climbing. balancing. bending, stooping, kneeling, crouching, crawling, reaching, handling. feeling, talking, hearing, depth perception, visual accommodation. color vision, field of vision, near acuity, far acuity, and strength.
Work environment:
Exposed to a variety of extreme conditions at construction jobsites: heat, cold, wet and/or humid, proximity to moving mechanical parts. exposure to electric shock, working in high, exposed places. exposure to toxic/caustic chemicals, noise, dust, dirt, mud, vibration, fumes, airborne particles. etc.

Pay: $76,000.00 - $120,000.00 per year
