Job Description: Commercial Construction Project Manager
Position Overview:
We are seeking a highly skilled and motivated Commercial Construction Project Manager to join our dynamic team. This individual will be responsible for overseeing and managing all aspects of commercial construction projects from conception to completion. The ideal candidate will ensure that projects are completed on time, within budget, and to the highest standards of quality and safety.
Key Responsibilities:
- Project Planning and Initiation:
- Collaborate with stakeholders to define project scope, goals, and deliverables.
- Develop comprehensive project plans, including schedules, budgets, and resource allocation.
- Prepare and submit project proposals, cost estimates, and budgets.
- Obtain necessary permits and licenses.
- Team Management:
- Lead, manage, and coordinate multidisciplinary project teams including architects, engineers, subcontractors, and suppliers.
- Assign tasks and responsibilities, ensuring effective delegation and utilization of resources.
- Conduct regular team meetings to review progress and address any issues.
- Budget and Cost Management:
- Monitor project budgets and expenditures to ensure cost-effectiveness.
- Track and manage project costs, including labor, materials, and equipment.
- Approve and process invoices, change orders, and payments to subcontractors and suppliers.
- Schedule Management:
- Develop and maintain project schedules, ensuring timely delivery of milestones.
- Identify potential delays and implement mitigation strategies to keep the project on track.
- Coordinate with stakeholders to manage project timelines and deadlines.
- Quality Control:
- Establish and enforce quality control procedures and standards.
- Conduct regular site inspections to ensure compliance with project specifications, safety standards, and building codes.
- Address any quality issues and implement corrective actions.
- Risk Management:
- Identify potential risks and develop risk mitigation strategies.
- Manage project risks and issues, resolving conflicts and problems as they arise.
- Ensure compliance with all safety regulations and procedures.
- Stakeholder Communication:
- Serve as the primary point of contact for clients, architects, engineers, and other stakeholders.
- Provide regular project updates and reports to stakeholders.
- Facilitate communication and collaboration among all project participants.
- Documentation and Reporting:
- Maintain accurate project documentation, including contracts, change orders, and progress reports.
- Prepare and present project status reports, including cost tracking and schedule updates.
- Ensure that all project records are maintained in accordance with company policies and legal requirements.
Qualifications:
- Education and Experience:
- Bachelor’s degree in Construction Management, Civil Engineering, or a related field.
- Minimum of 5 years of experience in commercial construction project management.
- Proven track record of successfully managing large-scale commercial construction projects.
- Skills and Competencies:
- Strong knowledge of construction methods, materials, and legal regulations.
- Excellent project management skills, with the ability to plan, organize, and coordinate multiple projects simultaneously.
- Proficient in project management software (e.g., MS Project, Procore, or equivalent).
- Strong leadership and team management abilities.
- Excellent communication, negotiation, and interpersonal skills.
- Ability to analyze and solve complex problems.
- Strong attention to detail and organizational skills.
- Certifications:
- PMP (Project Management Professional) or similar certification is preferred.
- OSHA certification or similar safety training is desirable.
Working Conditions:
- Primarily office-based with frequent site visits.
- May require working outside regular business hours to meet project deadlines.
- Must be able to work in various weather conditions when on-site.
