JOB DESCRIPTION
We have a great opportunity for a highly motivated, team player and detail oriented individual to join our team as a Maintenance Technician. The Maintenance Technician should work well independently and in a team setting and have at least four years of experience in the following areas:
- HVAC Maintenance, Repair and Replacement
- Appliance Repair
- Plumbing Repairs
- Electrical Repairs
- General Apartment Make Ready
- Painting, Minor Carpentry and Drywall Repairs
A valid driver's license and safe driving history is a must. This is an on-call position which may result in evening, weekend and holiday coverage.
JOB REQUIREMENTS
In this critical role for our residential/commercial community, the Maintenance Technician maintains all physical aspects of the buildings as well as provides daily general apartment maintenance.
Some of the duties will include, but are not limited to:
- Maintenance and upkeep of buildings, common areas and grounds
- Turnover of vacant apartments, including the removal of bulk items and completion of all punch list items
- Participate in apartment turn-key process, service requests and preventative maintenance programs
- Contribute in the organization and inventory control of the Maintenance Shop and other storage areas
- Application of all safety standards and practices associated with maintenance operations
- Meet with scheduled vendors as often as required
- Close assigned work-orders
- Respond to and answer after hour fire alarm monitoring calls for panel troubles / alarms as needed.
- EPA Type II or Universal certification is required
- On call rotation
- Effectively communicate with residents, vendors and other employees
- Operate a man-lift
- Complete other projects and duties as assigned
QUALIFICATIONS:
- Four years related experience preferred
- Knowledge of ventilation/air conditioning, heating, refrigeration, electrical, plumbing, carpentry, painting, and other generally accepted maintenance skills
- Willingness to work overtime when needed
- Ability to operate a man-lift when needed
- Commitment to excellence and high standards

- Frequently required to utilize hand and finger dexterity
- Frequently required to climb, balance, bend, stoop, kneel,crawl, stand, walk
- Frequently utilize visual acuity to operate equipment, or handle maintenance repair issues
- Frequently required to lift/push/carry items less than 50 lbs.
- Occasionally required to push furniture heavier than 50 lbs.
