Floating Maintenance Technician
Summary
Maintain the physical aspects of assigned portfolio and ensure properties meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. This is a Floating position which will require travel to different properties within the Los Angeles and San Fernando Valley Area as needed. Days and hours will vary based on property location; weekend availability is required.
Essential Duties and Responsibilities include the following but are not limited to:
- Acts as onsite Maintenance Technician, performs maintenance duties at various properties; provides maintenance coverage during site maintenance staff vacations and/or illnesses.
- Supports and maintains inventory control of properties’ maintenance tools, equipment, and supplies.
- Troubleshoot and perform all necessary repairs to apartment communities, including plumbing, HVAC, carpentry, electrical and installation of appliances, as needed.
- Timely completion of maintenance requests and follow-up with service calls and appropriate documentation.
- Assists, augments, substitutes for property staff with completing the “make ready” process to prepare vacant apartment homes for leasing and new move-ins.
- Responsible for timely completion of assigned maintenance requests within 48 hours, following up on service calls as needed, maintaining appropriate maintenance documentation.
- Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage, as needed.
- Maintain the upkeep of common areas and amenities adhering to safety, health, and clean environment compliance.
- Follow up on repairs to verify completion and compliance with OSHA, property insurance companies, government agencies and company safety policies and risk management procedures.
- Ensure accurate property maintenance files and documentation are kept complete and up to date, complete required reports and ensure all health and safety procedures and requirements are satisfied.
- Provide emergency or unscheduled repairs.
- Maintain current knowledge of mechanical operations and improvements for best practices.
- Follow all safety standards and use of necessary protective equipment without exception.
- Regularly exceed the Reputation.com national average for customer service response and be sure to respond to all survey inquiries within 24 hours.
- Other duties, as assigned by Regional Maintenance Manager or the assigned property’s Maintenance Supervisor and/or General Manager.

Skills & Experience
- 3+ years of maintenance experience preferred.
- High school diploma or equivalent, preferred.
- Industry certifications or licenses, preferred.
- Maintenance Technician certificate, building maintenance technology, or additional training in a related field, a plus.
- Familiar with all OSHA and related agency guidelines to ensure 100% compliance with all regulations.
- Working knowledge of safety procedures and compliance.
- Knowledge of building techniques, mechanical operations, groundskeeping, facility operations, carpentry, electrical, plumbing, and HVAC.
- Proven communication and follow-up skills, both with residents and other team members.
Requirements
- Driving is required. Must be able to travel to multiple property locations within greater Los Angeles area and the San Fernando Valley.
- Must have reliable transportation, valid driver’s license, clean driving record, and evidence of auto insurance, in addition to remaining insurable under company’s liability insurance policy.
- Scheduling flexibility is required as shifts will require varied and/or weekend hours.
Physical Requirements & Working Conditions
- This position is considered moderately to highly physical and requires a lot of standing, bending, lifting and walking.
- Must be able to bend, twist, stoop, push and pull, ascend/descend stairs, reach and lift overhead up to 50 lbs., climb on ladders and roofs, crawl in confined spaces, and lift 25 lbs. to 40 lbs. on a regular basis.
- Willing and able to move heavy equipment and machinery.
- Ability to see, hear, speak, and write.
- Works in all types of weather inside and outside.
- Wears protective safety equipment and clothing as needed; enters common areas and residences to make critical/emergency service and repairs.
