Job Summary
As directed by the supervisor, the position is responsible for maintaining the Association’s parking garage and residential condominium buildings in clean and sanitary conditions and free of hazards at all times. Responds to Apartment emergencies like water leaks or fires with the primary goal of keeping residents and pets safe and mitigate property damage. Direct any resident questions or concerns to management immediately. Able to make minor building repairs if needed. Assist in monitoring key common element components like the hot water system, water pumps and elevators and bring any unusual operating conditions to managements attention. This is a full-time operations position that is not- exempt from over-time and involves flexible work hours, including weekend and evening work.
Job Duties and Responsibilities
Duties include but are not limited to:
- Must be personable, engaging and courteous to residents, guest and vendors at all times.
- Respond to any emergency situations on property and assist where appropriate, and maintain composure.
- Maintain buildings and garage in a clean and sanitary condition and remove any potential hazards.
- Report any unsafe or potential hazards or security problems to management immediately.
- Work with residents moving in or out to insure move goes smoothly with no damage to property or elevators.
- Help prevent any unauthorized access to buildings or buildings key common elements.
- Insures supplies are sufficient to do their jobs, including cleaning and sanitizing as necessary.
- Other duties as assigned.
Knowledge and Skills
- Has a basic understanding of the Association’s house rules.
- Is competent on how to use the equipment and cleaning supplies needed for the job.
- Knows how to properly handle, store and dispose of cleaning chemicals and materials safely.
- Knows all of the properties safety protocols and able to assist residents if evacuation is needed.
- Knows how to work with trash removal vendor to keep trash from piling up in trash room.
- Knows how to use sanitizing equipment to keep enclosed areas properly sanitized.
- Checks storage rooms and fire exit stairwells for house rule infractions and reports to management.
- Work with residents moving in or out to insure move goes smoothly with no damage to property or elevators.
- Knowing who to contact in any emergency situation is required.
- Job may require on-the-job training or job shadowing.

Job Description: Building Custodian
Education and Experience
- High School Diploma or equivalent desired.
- 1 to 2 years of directly related or closely related work experience desired.
- Experience using cleaning, sanitizing and janitorial equipment and supplies desired.
- Experience in First Aid and CPR desired, but not required, will train.
Travel Requirements
- Job may require some work related travel.
Working Conditions
- Typical multi-dwelling residential condominium with common element grounds and parking structure.

ENVIRONMENTAL DEMANDS
Some work is performed in rooms without exposure to adverse environmental conditions. Most work requires walking, in and between buildings, parking structure and landscaped grounds. These environments can expose employee to dirt, dust, pollen, odors, wetness, humidity, rain, fumes, temperature and noise extremes, machinery, vibrations, electric currents, traffic hazards, toxic agents, violence, disease, or pathogenic substances.
