We are looking for a smart, kind, and driven professional with industry experience to join our rapidly growing, top producing Development team. The Closing Coordinator is responsible for supporting our Real Estate & Acquisitions teams by managing the entire purchase agreement contract-to-close process efficiently and effectively to ensure smooth closings on all transactions. They will be responsible for promoting effective communication and collaboration amongst team members and ensuring all projects’ current statuses are transparent and maintained regularly. The Closing Coordinator must be able to communicate effectively within our diverse team as well as with outside consultants/vendors and be able to manage multiple projects efficiently in a fast-paced environment.
Essential Duties and Responsibilities:
· Oversee all aspects of Fee Simple and Acquisition transactions from executed purchase contract to close of escrow.
· Coordinate review, approval, & execution of Fee Simple purchase agreements for all new acquisition & greenfield development sites.
· Collect & coordinate review of all Seller-provided due diligence materials for Acquisition sites
· Coordinate with Due Diligence Manager, Entitlements Directors, & Permitting Manager to ensure proper due diligence performed on all projects & all required approvals/permits obtained in a timely manner
· Schedule Fee Simple/Acquisition transaction closings and ensure all parties receipt/execution of required closing documentation.
· Coordinate with Accounting & Finance department to fund closing of Fee Simple & Acquisition transactions
· Coordinate with Director of Construction to schedule inspections & walk-throughs on Acquisition sites prior to removing contingencies
· Schedule transition meetings with Acquisition Sellers to coordinate closing & post-closing Seller deliverables
· Manage sales process for excess land parcels contract-to-close to ensure smooth transaction & close of escrow
· Assist with identifying and executing 1031 exchanges on Fee Simple transactions to minimize capital gains tax liability
· Create timelines and follow up with individuals as needed to ensure all deadlines are met and contingencies are released
· Maintain accurate and compliant files for all transactions
· Manage communication for transactions including phone calls, emails, scheduling appointments and any other details during the transaction.
· Responsible for reporting of project status, estimated and actual dates.
· Management of a robust Pipeline with over 100+ active projects.
· Works in collaboration with Development Team members and all other company departments in a team environment.
Experience/Skills:
· Bachelor’s degree in Business Administration, Construction Management, or related field preferred OR 2-3 years relevant work experience
· Strong understanding of Title/Escrow & the overall commercial real estate development process
· Strong computer skills required include proficiency in Word, Excel, Teams, Smartsheets, and other internal software and project management tools
· Strong organizational skills with the ability to prioritize and handle multiple tasks while meeting strict deadlines in a fast-paced, collaborative environment
· Excellent oral/written communication and strong interpersonal skills are a must
· Ability to problem solve and adapt to situational changes
· Excellent attention to detail
· Self-motivated individual able to identify solutions for improving processes and efficiency

Pay: $75,000.00 - $85,000.00 per year
