Job Title: Maintenance Technician

Alpha Phi Alpha Homes, Inc. is a diverse non-profit organization that specializes in the development and management of affordable housing and senior resident living communities. Currently we are looking for a qualified Maintenance Technicians for two of our properties located in Akron, Ohio. Under the guidance of the Village Manager, the Maintenance Technician is expected to maintain the physical maintenance operations of the property through attention to service that affects the overall cleanliness, appearance, quality of the property and its presentation to its residents and the community. Responsibilities include but are not limited to performing a variety of general and semi-skilled maintenance repairs for residential apartments and apartment buildings.
ESSENTIAL RESPONSIBILITIES:
Conduct property inspections to ensure that all maintenance and/or safety issues are documented and addressed. Report all problems and/or issues to supervisor immediately.
Follow safety rules and ensure that hazardous waste is disposed of properly.
Complete work order and after hours on call requests in accordance with company policies and procedures.
Complete preventive maintenance for all building systems, equipment and components.
Maintain an inventory of supplies and comply with OSHA regulations.
Assist daily in maintaining the exterior of the properties to provide clean and aesthetic curb appeal at all times.
Assist other team members with projects as needed.
Perform cleaning and maintenance of common areas, hallways, stairwells, trash chutes and grounds maintenance which includes snow removal from walkways, parking lots and buildings.
Prepares vacant apartments for occupancy by performing all necessary repairs.
Repair, replace and/or transfer appliances.
Repair and/or replace cabinets, countertops, locks, keys, and hardware.
o Knowledge of measures, cutting nails and materials required
Diagnose and perform repairs in the areas of electrical, plumbing, carpentry, and HVAC. This includes but is not limited to windows, doors, screens, painting, grout and tile work, flooring, basic roofing and all items listed below.
oElectrical-repair/replace lighting fixtures, switches, outlets, wiring, etc. Knowledge and experience with using diagnostic devices to determine nature and defect of electrical services.
oPlumbing-repair/replace plumbing fixtures, drains, supply lines, faucets, (including stems, seats, and washers), sinks, commodes, p-traps, J-bends, waste arms, etc. Knowledge and experience with using drain snake equipment to clear clogged drains.
oCarpentry-installation, repair and finishing of drywall, as well as minor painting.
oHVAC-maintain and repair HVAC systems and hot water tanks.
Other duties and responsibilities as assigned by the Property Manager, Director of Senior Housing and/or Senior Management that are deemed necessary to promote professional development for the community and help the organization accomplish our goals.
QUALIFICATIONS:
A. Knowledge, Skills and Abilities
Valid Ohio drivers license or reliable transportation
Strong verbal and written communication skills required. Basic computer skills including industry software a plus.
possess own basic hand tools and power drill/driver. Knowledge of all hand and power tools, cleaning supplies, and protective equipment.
Strong attention to detail, organizational, time-management, and problem solving skills.
Excellent customer service skills including the ability to manage challenging people and/or situations.
Good mechanical and mathematical ability. Must be able to perform arithmetic calculations, decimals, and percentages.
Availability for weekend work and after-hours on-call rotation, and emergency service call duties. Must be able to respond within 15-20 minutes.
Ability to work in all climates and under unusual circumstances.
B. Physical Demands and Work Environment
The position requires normal and concentrated attention to tasks being performed. The Maintenance Technician will perform heavy physical work, exerting up to 100 pounds of force occasionally, up to 50 pounds frequently, and up to 20 pounds constantly. The incumbent will be subjected to frequent and/or prolonged periods of climbing, balancing, bending, stooping, kneeling, crouching, reaching, standing, walking, pushing, pulling, lifting and grasping.
C. Education/Certifications
One to three years building maintenance experience in a similar environment or equivalent training and/or experience.'
