Abode Construction Services is a small business in Manhattan, KS.
Abode started in 2017 with a primary focus on small carpentry projects and property maintenance. Over the past two years, we have expanded to offer remodeling and new construction services. We are looking for an experienced carpenter to join our team as we continue to grow.

We are currently seeking a lead carpenter to add to our growing team.
OVERALL RESPONSIBILITIES
The Lead Carpenter is responsible for the successful completion of Abode Construction Services remodel, update, renovation, and new construction projects. This can include oversight and execution of a portion of or all of a project. Responsibilities include but are not limited to: Effectively managing Carpenters, Asst. Carpenters, and laborers, understanding budget and schedule, keeping a project on time/on budget, proper handling of change orders and budget updates, providing detailed project notes and maintaining a high level of quality in a wide variety of carpentry tasks (personally and overseeing others). In addition to being an excellent carpenter, he or she should exhibit good judgment, high ethical standards, good oral & written communication skills, strong organization skills and strong leadership abilities. This position is on the “front line” in achieving our company goals of superior product quality and customer satisfaction. The Lead Carpenter is typically responsible for managing 1-3 other employees.
SPECIFIC DUTIES
- Communicate regularly the Superintendent and Project Manager to ensure they are aware of project budget and schedule requirements
- Maintain a clean and safe work environment at all times (safe for clients and employes).
- Maintain assigned and shared equipment in good working order. Repair or coordinate repair when necessary or alert supervisor if equipment is damaged beyond repair or missing
- Alert Supervisor as soon as vehicle maintenance is required or issues arise. Perform basic maintenance on a bi-weekly basis (check fluids, tires, etc.)
- Perform and/or oversee all carpentry labor and assign tasks to carpenters and helpers. Verify completion of tasks to the satisfaction of client and company standards
- Ensure work being performed is done in the most efficient and cost-effective manner, without compromising quality.
- Coordinate in conjunction with the office all subcontractors in a knowledgeable manner. Be sure to give them ample lead time and have the job ready for them to do their work.
- Review subcontractors work and ensure that it meets code, client and company standards
- Ensure that they get timely inspections on their work.
- Anticipate ongoing needed materials, supplies and drawings well in advance.
- Have needed tools/supplies/materials at jobsite by the start of work each day to ensure team members can remain on task. (Work typically starts at 7:00 but can change.
- Create material lists and coordinate with Superintendant for their delivery/pickup in will-call; be sure to check material deliveries for accuracy in quantity and measurement, as well as for any quality problems or damage.
- Track & enter all jobsite activities in Project Management software.
- Accurately detail job details on timesheet; ensure all other employees do the same. This is a critical step for accurately tracking job costs.
- Accurately and fully track change orders and ensure customers have agreed in writing via email or project management software
- At times, collect payment and ensure it arrives securly to the bookkeeper or President
- Coordinate with the office to schedule all necessary inspections with the building department.
- As job nears completion, create a punch-list of any outstanding items for Project Manager. The goal is for a zero punch-list job—long punch-lists diminish company profits.
- Leave the job neat and clean, removing all tools, garbage cans and jobsite sign(s).
- Actively participate in weekly or bi-weekly production meeting with all team members.
- During rain periods, report to jobsite cover exposed area of house with tarp/plastic cover; minimizing any possibility of water entering the home.
- On rare occasions, must be available to come in after hours to address emergency plumbing, electrical, or water issues
EDUCATION, EXPERIENCE, AND SKILLS NEEDED
- High school diploma and minimum 5 years experience preferred.
- Strong knowledge of remodeling and construction trades, practices, procedures, techniques, equipment, materials, specifications, quality control, cost control, safety, and applicable building codes and zoning ordinances.
- Demonstrated supervisory experience.
- Strong communication skills.
- Time management skills

- Ability to learn and operate project management software
- Ability to operate MS office and/or Google Drive applications
Job Type: Full-time
Pay: $60,000.00 - $72,000.00 per year
