Apartment Maintenance Technician
A Maintenance Technician will report to the Maintenance Supervisor of the apartment community. You are responsible for maintaining quality and standards in apartment turnover, property care and relationships with residents and prospects. Any task on the property big or small is a requirement of this job and should be done with a positive attitude. Minor (local) plumbing, flooring, electrical, appliance repair, painting, drywall repair, general carpentry etc. will be required. This is a physically demanding position.
This position is eligible for a hiring bonus of $1,000 payable after 90 days of employment.
This position is for a single location in Talent, Oregon. The apartment community has 181 units – no shortage of work!
All the following are considered *Essential* job duties.
· Participation in On-Call for afterhours emergencies. Work may be outside of normal business hours when needed, including weekends and holidays.
· Maintenance of occupied units in a timely manner with written follow up for the office staff.
· Maintenance and turnover of vacant units up to standard.
· Regularly stand, walk, turn and twist.
· Walking property grounds each morning and afternoon and addressing/cleaning up anything out of the normal. (Pet waste, trash, gym equipment left out, water jugs needing replaced, washers and dryers needing maintenance etc.) Daily physical inspections of the property and coordinate with the maintenance supervisor and office staff.
· Use various ladder heights safely with two hands.
· Steadily tread up and down stairs at various levels.
· Reach with both hands and arms above your head.
· Communicate clearly, politely, and timely with team members, office staff and maintenance supervisor.
· Capable to life and or move up to 100 pounds on a regular basis with team and independently.
· Safely use power tools, chemicals, paints, and other construction related worksite hazards.
· Address any service issues thoroughly and in a timely manner.
· Maintain good hygiene and wear a clean uniform daily. See Western Heritage Dress Code.
· Communicate conflicts with schedule or absences with supervisor and office manager.
· Comply with and ensure all Western heritage policies and procedures (In SOP and Handbook).
· Ensure property compliance with L&I, Fair housing, and Western Heritage safety guidelines. Follow all company safety policies procedures and notify supervisor of any hazards.
· Investigate and/or report any incidents regarding the residents, employees, vendors or others regarding the property to the maintenance supervisor and property manager.
· Stay organized and maintain all deadlines.
· Stay current on all training requirements and assigned courses.
· Comply with all federal, state, and local laws and regulations that impact property operations.
· Conduct move-in and move-out inspections.
· Conduct Annual Inspections with Property Manager including Employee Unit Inspections.
· Maintain positive performance reviews.
· Maintain regular and reliable attendance.
· Engage with prospective and current residents in a professional and courteous manner.
· Respond to and resolve resident concerns (maintenance requests, noise disturbances, conflicts, etc.).
· Provide general assistance to vendors and office staff, as needed, in the preparation of rental units for the market.
· Perform other duties as assigned or as deemed appropriate to meet goals and objectives established for the property.
· Address any unsightly conditions on property in a timely manner.
· The employee must possess the mobility to work in a standard maintenance setting and to use standard tools, including hand tools, chemicals and general maintenance equipment.
· Be able to complete tasks on all property grounds.
· Work in a team setting where noise levels may be high.
· Employee may be required to travel, but on rare occasion.

Requirements for this position
· General Maintenance/Handyman or Carpentry experience of 1 year
· Ability to speak, read, and write English competently.
· Ability to add, subtract and perform basic math functions accurately.
· Possess a valid driver’s license, vehicle insurance, and have reliable transportation.
· Proficiency in hand tools, plumbing, flooring, electrical knowledge, appliance repair, painting, drywall repair, general carpentry etc.
· Be able to communicate effectively with supervisors, staff, residents, and vendors using critical thinking, interpersonal skills, problems solving, and independent judgement and actions.
· Ability to work independently and with a team and demonstrate initiative by completing tasks without being reminded or told.
· Ability to effectively prioritize job responsibilities and meet deadlines in an organized and efficient manner.
· Provide exceptional customer service.
