Summary:
The Assistant Land Development Purchasing Manager provides leadership, management, entrepreneurial skills, and self-work to perform purchasing and related duties for due diligence, forward planning, land development, and construction throughout the acquisition, planning, development, and sales of each project. Reporting to the Director of Land Dev Purchasing, the job duties could be strictly related to proposed projects in land acquisition due diligence prior to close of escrow, active projects post close of escrow, or some of each. The position works closely with all other Land Development and Forward Planning departmental personnel including the Vice President of Forward Planning and Land Development.
Your days will be busy, including:
- Providing leadership, management and self-work for forward planning and land development purchasing
- Assisting with updating company operating processes, systems, and tools to provide achievement and continual improvement of the department’s goals and provide more timely and accurate information to streamline department and personal workflow.
- Interacting effectively with consultants and subcontractors and provide purchasing and management for certain forward planning and all land development due diligence, research, and analysis for potential real estate acquisitions.
- Providing complete plan review, document review and management in conjunction with Forward Planning and Land Dev Managers and Product Design Manager as it relates to potential scope and cost impacts due to governing agencies, utility agencies, environmental agencies, etc.
- Providing complete plan review, document review and management in conjunction with Forward Planning and Land Dev Managers and Product Design Manager as it relates to potential scope and cost impacts due land development consultants, product design consultants, etc.
- Conducting any land dev value engineering as necessary, including plan, report, and other document review.
- Collaborating with third party land dev consultants on purchasing and land dev budgets and cost estimates. Provide management, coordination, plan review, budgeting, scopes of work, contracting and other interaction as necessary.
- Collaborating with Forward Planning and Land Dev dept. and Land Dev Construction personnel on phasing and special circumstances that may affect land development purchasing costs and schedules.
- Providing support for all Department of Real Estate (DRE) and homeowners’ association (HOA) program-related items, including any work necessary to review DRE budgets, HOA documents, related exhibits, and revisions.
- Collaborating with land dev construction managers and personnel on any purchasing matters affecting land development schedules.
- Review and approve, prior to the commencement of work, land development purchasing change orders and purchase orders, subject to company policy.
- Collaborating with Product Design & Development personnel on matters related to land development and vertical development blending for a project.
- Providing land development purchasing and contracting of land development field work through bond exoneration and HOA turnover.
- Providing land development purchasing and contracting for the coordination of common area improvement turnovers with governing agencies, utility companies, and HOAs.
- Providing land development budget cost comparisons, as necessary, including due diligence budgets, interim budgets, contracted costs, etc.
- Providing land development purchasing management duties during construction, including interaction with governing, utility, and other agencies, professional consultants, subcontractors, plan management, problem solving and office support for field supervision personnel related to cost impacts.
- Maintaining monthly: project job costs, cash flows, and other financial tracking systems as required for all land development purchasing cost codes and related contingency. Monthly cost revisions shall be supported by a cost comparison journal that will compare current and proposed costs to the original job cost budget.
- Providing land development purchasing and other reporting requirements to satisfy equity and debt financing partners and providers and attend meetings, as necessary.
- Providing land development purchasing management and interaction with community stakeholders, including, but not limited to, existing master developers, merchant builders, HOAs and neighboring businesses and parties.
- Coordinating file management and record retention for active and closed projects according to Company policy.
The ideal candidate will have:
- Proficiency in MS Office programs, including Outlook, Teams, Excel, PowerPoint, and Word
- Proficiency in MS Project, SharePoint, Bluebeam, and other relevant software applications
- Excellent written and verbal communication skills
- Excellent planning and organizational skills
- Excellent teamwork skills
- Bachelor's degree in related field
- Experience in various types of vertical construction planning
- Project estimator experience
- Purchasing experience in the construction field
- Experience with wet and dry utilities
- Current California Driver License and insurance

Pay: $95,000.00 - $140,000.00 per year
