Overview:
We are a property management company focused on short-term vacation rentals. We are looking for a dedicated, task-focused individual to join our team. You will be performing various tasks related to a variety of trades including but not limited to basic carpentry, plumbing, electrical, air conditioning, painting, pool maintenance, paver and appliance repair to ensure attractive and well-maintained properties. This is a great opportunity for an individual wanting to expand their maintenance experience!
Experience:
- A combination of education and relevant work experience that provides the required knowledge, skills, and abilities.
- Knowledge of all maintenance trades, including basic electrical, plumbing, AC, painting, and carpentry.
- Experience in all aspects of rental property maintenance is preferred. (Willing to train the right candidate)
Requirements:
- Current valid driver’s license.
- Routine travel is required to assist properties as needed, gather supplies/materials, or other situations necessary to accomplish tasks.
- Demonstrates customer services skills by treating customers and others with respect, interfacing face-to-face with residents and service team, answering resident questions, responding sensitively to complaints about properties, and completing assigned work orders with efficiency and urgency. This includes the ability to work in a stressful environment and work peacefully with co-workers and residents.
- Physical Demands: Must be able to push, pull, lift, carry, or maneuver weights of up to fifty (50) pounds independently and one hundred and fifty (150) pounds with assistance. The employee is regularly required to stand; walk; reach with hands and arms, climb, stoop, and squat. Incumbents must be able to physically access all exterior and interior parts of the properties. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
- Reasoning Ability: Demonstrate the ability to apply principles of logical thinking to define and correct problems. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to catch, interpret, and deal with problems in a timely manner.
Roles & responsibilities
- Inspect exterior and interior of properties for damage or other issues after checkouts.
- Identify and troubleshoot problems, making appropriate adjustments when necessary.
- Performs various maintenance functions and reports task completion to supervisor.
These functions may include but are not limited to light bulb/fixture changes, furniture repair, caulking, filter changes, touch-up painting, lock repairs, pool maintenance,
HVAC maintenance, preventive maintenance, etc.
- Maintain inventory of supplies needed to perform job function.
- Support cost-cutting and expense control by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
- May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
- Must be able to meet predictable attendance and punctuality expectations and physical demands of the position.
