Position Summary:
We are seeking an experienced Property Manager to join our team. The ideal candidate will oversee various tasks related to the maintenance and management of our properties, ensuring each residence is well-cared for and market ready. This role requires hands-on oversight of maintenance crews, frequent property inspections, effective communication with clients, and a proactive approach to property management.
Key Responsibilities:
· Oversee maintenance and renovation crews, ensuring tasks are completed to a high standard
· Conduct regular property inspections to assess condition, tenant violations, and identify necessary repairs or improvements.
· Generate and manage make-ready lists, renovations, and repairs for turning properties over in a timely fashion.
· Perform site visits to monitor project progress and ensure adherence to timelines and budgets.
· Order materials required for maintenance and renovation projects.
· Conduct job check-ups and implement quality control measures.
· Handle paperwork, invoicing, and budgeting for individual sites and clients.
· Maintain effective communication with clients, providing updates, following up on inquiries or concerns, and managing accounts proactively.
· Leverage outstanding customer service skills to manage tenant concerns to mutually beneficial resolution.
· Manage the move-in/move-out process efficiently.
· Complete all tasks in a timely fashion and take ownership of job completion.
· Assess properties for repair needs and improvements, obtain bids and quotes, and present recommendations to the property owner for approval to enhance market appeal.
Skills and Qualifications:
· A minimum of 3-5 years in property management, with a preference for those experienced in residential and multi-family residences.
· Proficiency in property management software like AppFolio
· Knowledgeable in construction methods and safety standards, ensuring our properties uphold the highest health and safety records.
· Knowledge of construction methods and techniques relevant to residential and multi-family buildings.
· Bilingual abilities are preferred, facilitating better communication within our diverse communities.
· Proficiency in basic computer skills, including email, MS Word, and Excel.
· Strong multitasking, communication, and project management skills, essential for delivering the exceptional service we're known for.
· A self-starter who takes ownership of projects, embodying our mission to drive sustainable, fiscally responsible growth and make a positive community impact.
Education & Experience:
· High school diploma or equivalent, with at least 3 – 5 years of experience in property management and/or relevant renovation and maintenance experience.
Travel:
· Must be willing and able to visit properties across the Greater Houston area, and occasionally beyond, reflecting our regional commitment and vision for expansion.
Success Factors:
· Demonstrated ability to arrive on time, take ownership of tasks, and complete paperwork promptly.
· Regular attendance at weekly meetings with timely updates on property status and issues.
