We are seeking an energetic & dependable Maintenance Technician for an apartment complex in Troy, NY. The Maintenance Technician will handle all aspects of the property’s maintenance, to include but not limited to interior and exterior building inspections, and preventative maintenance as guided by the maintenance supervisor. Customer service is a priority, and attention to detail is a critical skill to ensure the satisfaction of our tenants and meeting compliance standards. The right candidate will possess a can do attitude and collectively work with their team mates to ensure quality living for all residents. Salary Commensurate with Experience.
Duties and Responsibilities
- Respond to maintenance requests and repairs by tenants, maintenance supervisor and office staff as needed, while efficiently completing work orders daily.
- Communicate in a timely manner any delays in completing a work order and ability to determine and report when a job needs to be outsourced with the maintenance supervisor.
- Assist in troubleshooting repair and maintenance issues involving hvac, electrical, plumbing, appliances, carpentry, security hardware, and any other maintenance issues that may arise.
- Work with office team to ensure all turn-over repairs, cleanliness and services are completed and on schedule in accordance with the unit turn over checklist.
- Coordinate with the maintenance supervisor for tracking inventory and supply purchases
- Assist in developing and executing preventative maintenance schedules and maintain accurate records for the maintenance of building mechanicals, service requests, apartment turn-over status, and unit inspections.
- Assist with coordinating with the maintenance supervisor to schedule vendors respectively to ensure timely inspections of sprinkler systems, fire alarm systems, boiler inspections, elevator inspections and any other related systems in place are conducted annually.
- Assist with coordinating with maintenance supervisor to schedule vendors respectively to replacement of systems and/or repairs as needed.
- Assist in responding to after-hours on-call emergencies in rotation with the maintenance team. This may includes nights, weekends and holidays.
- Stay current on all applicable building codes and safety standards
- Inspect all properties common grounds, assist the porter with cleaning when necessary and as requested by the maintenance supervisor and office staff; report any safety or hazardous conditions witnessed while on site; repair any unexpected maintenance issues found during an inspection in a timely manner.
- Assist in the proper clearing of snow during a snow event. This includes early mornings, late evenings, and weekends.
- Complete training assignments as assigned by the director of operations.
- Perform all work assignments in accordance with all safety requirements. PPE must be worn when applicable.
- Assist in property due diligence and preparation of reports for the maintenance supervisor, property manager and director.
- Other duties as assigned- can be a variety of maintenance assignments that are delegated by your supervisor when necessary.
Qualifications for this position
- Minimum high school education or equivalent
- Minimum of 3 years’ Experience in multifamily building maintenance and experience involving public contact preferred
- Experience with REAC inspections and knowledge of written responses preferred.
- Ability to prioritize and multi-task with effective communication and problem-solving skills while demonstrating good judgment and reasoning.
- This is a hands-on position. Candidates must be skilled or at have basic skills in electrical repair, plumbing, hvac, carpentry, painting, basic apartment cleaning.
- Certifications, licenses relevant to the property’s operation is preferred or willingness to obtain.
- Valid driver's license and current vehicle insurance. Must have a clean driving record and personal, reliable transportation for on-call emergencies.
- Basic computer skills for communications and reports
- Well organized, detail oriented and efficient
- Knowledge of regulations regarding housing quality, maintenance standards and fair housing. Along with HUD guidelines.
- Ability to maintain a flexible schedule including some weekends & holidays if needed
- Ability to work well with other personnel as well as comprehend and troubleshoot residents' maintenance related issues
- Physical aspects of the job may require heavy lifting, bending, kneeling, stooping, climbing, balancing, and carrying
- Adherence to work-safety and risk management programs
