Job Title: Commercial Project Manager
Reports to: Owner - Operations
Duties:

Responsible for planning and controlling every stage, from pre-construction, through to completion, of roofing installations or repairs to commercial properties for multiple concurrent construction projects; completing projects on time and within budget while ensuring that roofing teams work in safe conditions.
- Work with Planning Department to determine materials and manpower required for each roofing projects.

Estimate the time to complete each roofing project and coordinate with teams from varying trades, as appropriate.

Determine materials required for each project and devise delivery schedules to ensure Roofing Materials, blocking, metal etc. are available when needed.

Plan and ascertain availability of scaffolding, safety apparatuses and other equipment requirements for the project.

Review architect's roofing design to plan the sequence of work. Identify any practical problems in achieving the planned result and discuss any necessary changes with the architect and client.

Supervise teams and inspect the quality of work to ensure standards are met.

Prepare and deliver reports detailing the progress of all roofing work.

Ensure all SOV'S / Submittals / Warranties are registered and executed - Submit Pay Application(s) by deadline(s).

Conduct Pre-Con Meetings before the execution of every project with production team.

Assesses variances from the project plan, gathers metrics, and develops / implements changes as needed to ensure the project remains within scope, on schedule, and under budget.

Delivers projects on-time, within budget in a compliant and reliable manner.

Leads cross-functional project teams from project onset through post-implementation activities.

Obtains stakeholder alignment.

Identifies project risks and develops risk mitigation plans.

Develops an Operations solution with high-level requirements.
-
Works with SMEs across company to gather data for opportunity assessment.

Quantifies potential cost savings opportunities.
-
Owns governance process and stakeholder updates.
-
Ensure full compliance with all safety guidelines.

Leads workshops and meetings.
-
May perform other duties as assigned.
Qualifications:
- Proven experience as construction manager.

Basic understanding of accounting and project management concepts.

Deep understanding of research methodology, data analysis and estimation metrics.
-
Comfortable with numbers and technology.
-
Excellent communication and negotiation abilities.
-
Well-organized and reliable with great attention to detail.
-
Possesses a thorough knowledge of roofing legal issues and safety standards.
-
Must be able to effectively facilitate planning sessions with various internal and external stakeholders

Must be willing and able to effectively facilitate classroom training
-
Intermediate level analytical skills to support metrics & KPI analysis

Must be collaborative and an effective negotiator

Must be a resourceful and creative problem solver
Physical Requirements:
- Work is performed in an office environment and requires the ability to operate standard office equipment and keyboards. Must have the ability to lift and small carry parcels, packages and other items, to walk short distances, and drive a vehicle to deliver and pick up materials.
