Job Overview: The Financial Analyst is responsible for all aspects of estimating, pricing, and purchasing for a portfolio of clients from initial contract through final home closing. Provides support for our construction team by managing the sourcing process and contracting with our supply base.
Responsibilities:
1. Develop contract pricing for custom home clients based on plan design, option preferences, lot conditions, and input from Sales, Design, and Construction teams.
2. Quote, review, and award new contracts to approved suppliers in coordination with construction timeline and consistent with construction budgets.
3. Provide Option Pricing for clients based upon current option pricing guidelines if available or researched option costs.
4. Issue Purchasing Orders and Variable Purchase Orders as needed to suppliers in support of the Construction Team
5. Quote, review, and award change orders as needed. Provide recommended client pricing during change order meetings based upon corporate guidelines.
6. Review architectural, foundation, framing, and surveying plans, as necessary.
7. Participate in Design Reviews, Pricing Meetings, Starts Meetings, or Lot Clear Meetings as necessary
8. Assist project managers as needed with purchase orders, BuilderTrend, vendors, budgets, or other issues.
9. Along with other members of the Purchasing Team, manage the Bid Lists for various categories. Includes investigating new vendors and working with the construction team on an approved list of vendors.
10. Maintain benchmarking data. Review current quotes for price discrepancies and research issues where quotes exceed budgets.
