The Lead Maintenance Technician is fully accountable for maintaining the integrity of the community at all times by anticipating, identifying and correcting any and all problems involving the property while implementation preventative maintenance procedures.

- Lead, train, organize, review and participate in maintenance tasks.
- Maintain and communicate safety standards. Keep MSDS sheets current and readily assessible. Understand proper storage and management for hazardous materials.
- Maintain accurate records, schedule and preform routine maintenance.
- Works with Property Manager to follow budget, stay in compliance, obtain competitive bids on all major appliances and requisitions.
- Maintains inventory of maintenance materials.
- On a daily basis, be able to diagnose and perform minor and routine maintenance/repair involving the following:
- Electrical and plumbing (including water lines)
- A/C and Heating systems
- Water irrigation systems
- Appliance, stairs, gates, fences, patios and railing
- Tile, carpet, flooring
- Interior/exterior lights
- Walls
- Gas fixtures and appliances
- Doors, cabinets, windows, sliding glass doors
- Gas and electric
- Door locks
- Controlled access system (where applicable)
- Celling leaks, ceiling fans
- Pool areas, pool furniture
- Must be knowledgeable and skilled in the safe use and maintenance of the following:
- Hand tools: various wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, etc.
- Power tools: wrenches, grinders, sanders, drills, saws, etc.
- User-moved aids: wheelbarrows, dollies, hand trucks, buckets hoists, jacks, step ladders, full ladders, double ladders,
- Mechanical equipment: motors, pumps, compressors, blowers, electric and hand power augers, golf carts, etc.
- Measuring devices: calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc.
- Work rotating weekends for on call duties for emergency situations.
- Attendance is an imperative job function.
- Physical Requirements:
- Constant need to be on feet (66% to 100% of time).
- Must be able to work off ladders up to 20 feet off the ground, climb onto second-story roofs with pitches up to 6 through 12, work under sinks, move appliances including refrigerators, dishwashers, washers, dryers and ranges.
- Must be able to lift and carry up to 125 pounds (over 50 lbs. is often accomplished with assistance from one or more persons).
- Must have full range of motion of all joints including full range of motion of lower back, wrists, elbows, shoulders, hips, knees and ankles.
- Must be able to work above shoulder level and/or with arms extended fully above head for extended periods of time.
- Must have full strength and sensation both upper and lower extremities. Must be able to climb flights of stairs to access work on the second floor wearing a tool belt.
- Must be able to effectively communicate orally and in writing.
- Work in inclement weather when required. Driving/Traveling Requirements: Frequent need to utilize personal transportation to pick up replacement parts and supplies from vendors.
- Rotation "on call" status may occasionally require expedient travel to assigned property at a moment's notice.
- Must have valid driver's license and automobile insurance coverage.
- Qualifications:
- Qualifications High School Diploma or GED certificate is required. Position requires at least 3 years experience in property management or equivalent field.
- HVAC certification. CPO certification preferred. Position requires 40 hours per week. Weekends as circumstances warrant; on-call on a rotating basis and for emergencies.
