Blanton Turner is seeking a passionate and detail oriented bilingual Janitorial Lead. The Janitorial Lead is responsible for all aspects of custodial care under the day-to-day supervision of the Facilities Manager. This includes displaying a high level of ownership, responsibility, customer service and professionalism. The Janitorial Lead provides daily upkeep of the property in an efficient manner. This position will also maintain effective and productive management of custodial staff as applicable, through hands-on leadership and delegation of assignments in addition to oversight of overall performance of the cleanliness at the property.

A Day in the Life
Maintaining the Physical Asset
o To further the brand of Blanton Turner through excellent janitorial maintenance of the
property.
o Shows accountability for all work and actions by setting a strong example and work ethic
o Set quality standards and ensure quality control.
o Complete all work in a timely and professional manner.
o Must always work safely.
o Ensure cleanliness of all common areas including but not limited to restrooms, hallways,
community rooms, roof top, and ground level courtyards, entry ways and garage including
vacuuming, dusting, mopping, pressure washing and other various cleaning tasks.
o Clean all windows and glass doors within reach.
o Proactively address foreseeable custodial concerns.
o Proactively report immediate or foreseeable maintenance concerns; report any maintenance
issues to the Facilities Manager.
Administrative Responsibilities
o Maintain knowledge of supplies for various duties to ensure inventory and replacement.
o Work with the Manager to create and maintain accurate budget numbers for cleaning needs.
o Develop relationships with tenants and be main point of contact for vendors/suppliers on site.
o Maintain professionalism and communicate effectively with all key stakeholders including, but
not limited to site staff, tenants, the Property Manager, Portfolio Manager, office staff, and
vendors.
Management
o Effectively lead and manage property custodial staff – including, but not limited to,
recruiting, hiring, training, scheduling, conducting employee reviews, disciplining, and being
involved in termination.
o Oversee staffing coordination for optimum building cleanliness.
o Conducts thorough property inspections and conveys written documentation and action plans
stemming from those inspections.
o Produces quality reports and analysis and communicates (both verbally and in writing)
essential information to others as directed.
Requirements:
- Is proficiently bilingual in Spanish and English and can speak both languages fluently with an extensive vocabulary.

2+ years general custodial experience; working with the general public, preferred.

Some light maintenance experience or equivalent training is preferred.

Ability to prioritize work in an effective manner.

Have self-starting attitude and initiative.

Flexibility, openness and willingness to learn and try new things.

Must have good organizational skills and follow directions.

Ability to work independently and collaboratively.

Must be able to lift 40 lbs.

High school diploma or equivalent.

Must have reliable transportation to and from the sites.
