Senior Project Manager - Residential Homebuilder
Job Description:
As a Senior Project Manager, you will lead your team to ensure the timely completion of homebuilding projects while meeting financial, quality, safety, and customer satisfaction goals. Your responsibilities will encompass team management, project planning, resource allocation, subcontractor relations, cost management, safety compliance, and quality assurance.
Key Responsibilities:
- Oversee the full-cycle homebuilding process.
- Foster a collaborative team environment.
- Ensure timely and accurate documentation.
- Build and maintain positive subcontractor relations.
- Continuously evaluate and enforce quality, safety, scheduling, and cost control measures.
- Support team career development and retention.
- Ensure projects are completed on time, within budget, and to high-quality standards.
- Develop and implement recovery strategies to maintain schedules.
- Authorize payments for materials and completed work.
- Provide clear communication to buyers about the homebuilding process.
- Ensure satisfactory home conditions at move-in.
- Deliver exceptional customer service.
- Maintain a clean, orderly, and visually appealing worksite.
- Oversee post-close warranty processes, including quality assurance.
Qualifications:
- High School Diploma/GED with 5+ years of construction experience (preferably with a production builder) or completion of TM360 Learning curriculum. A Bachelor's degree in Construction or related field is preferred.
- Extensive knowledge of the new home construction process, scheduling, and cost control.
- Ability to read and interpret construction documents, drawings, specifications, and project schedules.
- Proficient knowledge of OSHA rules and regulations.
- Proficiency in Microsoft Office and strong computer skills.
- Strong communication and organizational skills.
- Customer service-oriented with a priority on customer satisfaction.
- Flexibility and ability to prioritize tasks to meet deadlines.
- General Contractor's license preferred.
Responsibilities Include:
- Interviewing, selecting, and training employees.
- Setting pay rates and work hours.
- Appraising productivity and handling employee grievances or discipline.
- Planning and apportioning work among employees.
- Determining necessary equipment and materials.
- Planning work budgets.
- Monitoring work for compliance with legal and regulatory standards.
- Ensuring workplace safety and security.
Essential Functions:
- Report to the Division/Corporate Office/Community daily and adhere to the schedule.
- Oversee direct reports and provide guidance.
- Access, input, and retrieve information from computers and electronic devices.
- Engage in face-to-face conversations with customers, co-workers, and managers.
- Sit or stand for extended periods and move around the work environment.
- Operate a motor vehicle.
- Comply with company policies and procedures.
Job Type: Full-time
Pay: $115,000.00 - $150,000.00 per year
