Function: The primary role of a construction Project Superintendent is to oversee the operations of construction sites, which includes the maintenance and delegation of daily scheduling, supervision of all activity, adherence to plans and specifications, and the enforcement of compliance with company rules and safety regulations.

Essential Duties and Responsibilities
GENERAL

Schedule subcontractors, consultants, and vendors in the critical paths to ensure timely completion

Monitor project progress and take proactive measures to keep the project on schedule

Identify potential delays or obstacles and develop contingency plans to mitigate risks and maintain project timelines

Control the quality of work performed by the department

Communicate with the management team regarding RFIs and submittals
-
Ensure subcontractors’ adherence to contracted scopes of work
-
Ensure compliance with local building codes, safety regulations, and quality standards
-
Coordinate with architects, engineers, subcontractors, and suppliers to ensure project requirements are understood and met
-
Coordinate and schedule inspections with the city, county, and deputy inspectors
-
Identify and mitigate non-compliance with safety, health, and environmental quality standards
-
Identify conflicts in construction progress and communicate them to the project team for resolution
-
Maintain daily logs of activities and personnel on the job site

Oversee timecards compliance for billing and payroll for all employees on a weekly bases through T-Sheets

Walk job site multiple times daily to ensure understanding and awareness of every area of construction

Meet with active subcontractors weekly to coordinate present and upcoming work
-
Ensure that the job site is always clean, organized, and safe

Issue to-do items to company employees involved with the project

Gather material submittals for communication to the design team and maintain accurate records of approvals

Assist project manager with pre-construction tasks, including initial subcontractor meetings

Create weekly progress reports to review with the project manager that includes questions and deficiencies

Open the job site at the beginning and secure the job site and equipment at the end of each day

Monitor project budgets, track expenses, and ensure efficient utilization of resources
-
Identify cost-saving opportunities and propose alternative solutions without compromising quality or safety

Assist project manager in budgeting, change order pricing, and plan revisions

Evaluate change requests and modifications to the project scope, schedule, or budget
-
Maintain detailed project documentation, including daily reports, progress updates, and change orders

Qualification Requirements

Proven experience as a Construction Project Superintendent

Fluency in construction documentation

Expert knowledge of all aspects of construction

Proficient communication via phone, email, written logs, project management software, phone camera

Endurance and ability to visit the entire job site, including stairs or other elevated structures

Knowledge of health and safety regulations

Customer service techniques to manage complex client situations and solicit client feedback to improve service
-
Proficient oral communication, exemplified by a clear and persuasive manner of speaking
-
Proficient written communication, including the use of correct grammar and spelling - Interpersonal skills to avoid conflict and encourage communication

Proficient in project management software and tools, specifically Procore
-
Ability to encourage a positive team atmosphere and build morale to meet group commitments and goals
