As we expand, we need a dedicated Operations Manager to oversee our end-to-end operations and drive our vision forward.
THE ROLE
As the Operations Manager, you will be the backbone of our transaction process, ensuring each step is executed flawlessly. Your role will encompass a broad range of responsibilities, including reviewing and underwriting leads, coordinating with various stakeholders, and managing post-closing activities. Your expertise will be crucial in maintaining the efficiency and effectiveness of our operations. This role will mainly focus on single-family homes with multiple holding strategies, including short-term rentals, mid-term rentals, coliving arrangements, and more.
As the company grows, we're looking for this individual to grow with us! As a result, the candidate will have growing responsibilities and we'll need someone who has the attributes to lead others effectively.
YOUR KEY RESPONSIBILITIES:
Transaction Oversight:
- Review and Underwrite Leads: Evaluate leads obtained from wholesalers to determine their viability. This is crucial for ensuring that we pursue profitable opportunities and avoid potential risks.
- Obtain Comparative Market Analyses (CMAs): Analyze property values through CMAs to make informed decisions on purchasing and pricing. Accurate CMAs are vital for assessing market conditions and ensuring competitive offers.
- Secure Contractor Bids: Obtain bids from contractors for property improvements and repairs. This ensures cost-effective enhancements and helps in budgeting accurately.
- Partner with Transaction Coordinators: Work closely with transaction coordinators who will guide each transaction through to closing. This collaboration ensures smooth transitions and timely completions, minimizing delays and maximizing efficiency.
Email Management:
- Respond to Company Emails: Manage and respond to company emails promptly and professionally. Effective email management is key to maintaining communication flow and addressing any issues swiftly.
- Coordinate with Stakeholders: Communicate with internal and external stakeholders to resolve issues and answer queries. Clear communication helps in building strong relationships and ensuring stakeholder satisfaction.
Post-Closing Management:
- Oversee Servicing and Property Management: Manage post-closing activities including servicing, insurance, and property management. This ensures properties are well-maintained and generate consistent income.
- Manage Payments: Oversee payments to capital partners, ensuring they are compensated appropriately. This is important for maintaining investor relationships and securing future funding. In addition, you'll handle payments for insurance and other property-related expenses. Timely payments are crucial for maintaining financial health and avoiding penalties.
- Monitor Contract Expirations: Track contract expirations and ensure timely renewals. Keeping contracts up-to-date prevents service disruptions and ensures we have the right funding in place at all times.

QUALIFICATIONS
- Proven experience in real estate operations or a similar role.
- Strong understanding of the transaction process, including underwriting, CMAs, and contractor management.
- Excellent communication and organizational skills.
- Ability to train and manage virtual assistants effectively.
- Proficient in property management and servicing activities.
- Detail-oriented with a strong commitment to accuracy and efficiency.
- Ability to multitask and handle a fast-paced work environment.
- Demonstrated leadership abilities and experience in managing teams preferred.
HOURS
- Monday - Friday, with the weekdays as our main focus
- Weekends, if the opportunities are too good to pass up!
COMPENSATION (see range below)
This role is 100% commission-based, offering the potential for high earnings as we become established. While initial earnings will be modest as we build our foundation, your success will directly correlate with your ability to drive transactions and manage operations efficiently. As the company grows, so will your earning potential, leading to significant financial rewards for high performers.
