Purchasing Manager – Residential and Commercial Construction
Founded in 2009, Jordan Homes is a locally-owned and established homebuilder and developer with an expertise in residential and commercial projects concentrated throughout Central Florida. Our projects include single family, townhomes, multi-family, and site development. A major differentiating factor of Jordan Homes is the involvement with projects throughout the planning, design, site development, and turnkey construction processes.
We are seeking a high integrity Purchasing Manager to play a key role in project budgeting, subcontractor negotiation, and overseeing the execution and scheduling of supplier and subcontractor contracts. Your Role with the Company:
You would be involved in the coordination between the field personnel, purchasing personnel, accounting, and trade partners to ensure that all projects are competitively budgeted and meet profitability standards during execution. This will be a dynamic role in which you would need to distinguish critical items and prioritize them effectively to support the budgeting and construction schedules. You would be asked to create specifications, define scopes, utilize existing vendors and source new vendors for pricing, and coordinate the project buyout process. A critical part of this position is to communicate effectively with the field team, subcontractors, office staff, and clients to ensure project logistics and our clients’ expectations are met on quality and timeliness. This includes but not limited to managing purchasing agent(s) to ensure accurate and timely PO releases, process coordination of Variance PO’s, buyout, bid solicitation etc.
Primary Responsibilities:
- Responsible for development and implementation scopes of work documentation, proposal analysis for scope compliance, manage purchasing controls, and to coordinate purchasing team to meet construction schedules and project budgets.
- Cultivate and nurture strategic partnerships with new and existing vendors, fostering a network of excellence.
- Streamline and continuously improve new subcontractor prequalification and onboarding process, ensuring adherence to rigorous quality/scope standards. Manage current subcontractor qualifications tracking by coordinating with other internal personnel.
- Drive continuous improvement initiatives, enhancing purchasing processes, controls, and documentation.
- Coordinate initial project proposal and budgeting process.
- Oversee project buyout process to ensure a timely project kick-off.
- Conduct meticulous bid analysis and negotiate contracts to safeguard profitability margins.
- Analyze job profitability to ensure purchase orders meet or exceed project budgetary goals and while ensuring purchasing supports build schedules by managing our internal ERP software.
- Manage Purchasing Agent(s) to ensure their job responsibilities are met. Must be able to jump in and do any tasks that a Purchasing Agent is typically responsible for.
- Solicitation, follow-up, and tracking subcontractor bid process for subcontractor proposals.
- Coordinate with subcontractors and suppliers to ensure their proposals meet the project specifications & requirements.
Supervisory Responsibilities:
Ensure Purchasing Team is successfully completing goals and tasks. Including but not limited to the following:
- Verification or creation of take-offs
- Timely and on-budget purchase order release.
- Managing of job templates, options, and selections.
- Development of material packages take offs for field personnel management and distribution to vendors.
- Soliciting and retrieving bids
Assist in Recruiting, Hiring, and Training Purchasing Team members

Qualifications:
- Four-year degree is preferred
- Ideal candidate will have 10+ years of residential construction experience.
- Educated in construction of various phases and disciplines to ensure proper and timely completion of projects.
- Candidate must be highly capable of functioning within MS Excel and Word and use email effectively. Proficient computer skills are a must.
- Ideally, experienced with project coordination software such as BuilderTrend, BuildPro, or similar Construction scheduling program is a plus.
