Position Summary
A Maintenance technician plays an essential role of the property’s success. The ideal candidate is personable, technically skilled and has a heightened attention to detail and an ability to learn new skills quickly and the ability to work independently and in a team setting. A Maintenance technician is responsible for working under the direction of the Maintenance Manager, performing routine building maintenance tasks and apartment turns for multiple properties.
ESSENTIAL DUTIES AND RESPONSIBILITIES: INCLUDE THE FOLLOWING BUT ARE NOT LIMITED TO THE JOB SPECIFICATIONS CONTAINED HEREIN. ADDITIONAL DUTIES OR JOB FUNCTIONS THAT CAN BE PERFORMED SAFELY MAY BE REQUIRED AS DEEMED NECESSARY BY SUPERVISORY PERSONNEL.
· Assist Maintenance Manager with all aspects of property maintenance.
· Responsible completing assigned maintenance and cleaning tasks including but not limited to renovation project, corrective maintenance, property landscaping, and preventative maintenance.
· Schedule and perform all required preventative maintenance and inspections for the property.
· Assist with contracted facilities service work.
· Assist with completing all work order and apartment turnovers.
· Facilitate with the move-in and move-out of tenants in the property.
· Work with Supervisor and advise on necessary repairs for property maintenance and curb appeal.
· Continuous operation of all building systems including fire/life safety, mechanical, HVAC controls, etc.
· Launch into action when maintenance issues arise, collaborating with teammates and prioritizing service requests to earn trust and build resident/tenant satisfaction.
· Walk property daily, inspect areas for cleanliness and safety, to ensure excellent curb appeal.
· Identify safety hazards within the building and incorporate the remediation of such hazards.
· Responsible for keeping records of buildings rounds and readings, all engineering logs and engineering data sheets.
· Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g., wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power, and specialty tools.
· Perform minor plumbing maintenance (e.g., replacement or repair of leaks in drains and faucets, unclogging of drains, trenching, and laying new lines, replacing drain hoses on washers and similar devices, etc.).
· Perform painting, carpentry, and masonry work (e.g., preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks, and handles, etc.).
· This position requires the individual to frequently work at heights, work in changing environmental temperature extremes, lift move and/or carry heavy (up to 70 pounds) objects and to do these duties in a safe manner. The individual is responsible for site safety, including the issuance, inventory, and compliance control of Personal Protective Equipment, consistent with OSHA regulations.
· Landscaping work, power-washing, trash removal, pick-up, etc.
· Perform any additional duties on an as required basis and at the direction of Supervisor and the Director of Property Management.
Minimum Qualifications Requirements:
· Exemplary Customer Service Skills: Resident Satisfaction Orientated
· Minimum one (1) year of industry experience in facility management / building maintenance.
· High School diploma or GED equivalent AND appropriate trade certifications / licenses (HVAC, etc.)
· Recent practical and hands-on experience with critical environment systems (generators, generators, battery systems, automatic transfer switches) is MANDATORY.
· Fair Housing Certification or willingness to obtain prior to interacting with residents/tenants.
· Willingness to complete regular training through Grace Hill.
· Extensive building systems knowledge.
· Familiarity and ability to knowledgably direct skilled trades such as, but not restricted to: HVAC contractors, electricians, plumbers, elevator contractors, etc.
· Demonstrate strong oral and written communication skills.
· Strong organizational and prioritization skills.
· Strong customer service skills along with being trustworthy, able to work with vendors, maintain inventory, and meet deadlines.
· Ability to work a flexible schedule, including evenings and weekends. Position requires some on-call responsibilities along with occasional overtime and assistance at other sites, as needed.
· Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
· Ability to write routine reports and correspondence and speak effectively
· Valid driver’s license & reliable transportation.
· Ability to lift to 70+ pounds
