Position: Maintenance Staff (PT or FT)
ROLE: Maintains facilities at the direction of the Community Manager and Board including but not limited to all mechanical systems, equipment and property. Basic knowledge in mechanical, plumbing and electrical required.
RESPONSIBILITIES AND DUTIES: Required to have a working understanding of all Community equipment and property. Working knowledge of basic carpentry, plumbing, pool, and electrical.
- Complete maintenance requests
- Inspect all facilities and equipment on a daily basis for operations and any potential hazardous conditions which may or may not exist
- Inspect and maintain clubhouse pool & spa, landscaping beds, dumpster areas, and other recreational areas
- Check and inspect all Community roads, trails and gates daily
- Completes daily check list and documents activity
- Obtain work orders for all scheduled maintenance items
- Assist vendors or sub-contractors that may be called to the Community
- Keep, maintain and secure Community Property (tools)
- Maintain inventory of all supplies needed for the Community as approved by the Community budget
- Accountable for individual performance, equipment, supplies, product quality, personal safety and the safety of others
- Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees
PHYSICAL REQUIREMENTS:
- Capable of working extended hours.
- Able to see well enough to read faint or partially obscured writing or printing with corrective lenses
- Position involves standing and movement thought the day. Must be able to transport oneself around the property.
- Able to lift up to 100 pounds
- Must be able to lift heavy load utilizing safe work methods
