Real Estate management company based in New York City. We have an expanding residential portfolio in New York City. We are seeking a motivated, hands-on individual to fill an opportunity within our firm. The Assistant Property Manager will be involved in supervising and coordinating work assignments for the employees responsible for the cleaning and maintenance of both the residential and commercial properties.
Key Responsibilities
- Generate daily work orders for minor and major maintenance repairs and submit them to onsite maintenance staff and to the property manager responsible for the property.
- Responsible for assisting in maintaining all buildings in compliance with all Federal and local laws and regulations as well as building safety and fire codes,
- Coordinating repairs for the removal of violations. (i.e., HPD, ECB, DOB, FDNY)
- Remove violations (i.e., HPD, ECB, DOB, FDNY)
- Conduct formal site inspections as required in compliances with established standard operating policies and procedures
- Report quality of life concerns and violations that you receive to the property manager and/or superintendent
- Responding to tenant’s repair request and inquiries pertaining to their apartment
- Oversee the time management of the workers in completing tasks
- Establish and adjust work procedures to complete scheduled service tasks in accordance with property manager guidance and input.
- Assist Property Manager in solving maintenance problems
- Entering and processing invoices in Yardi.
- Record work orders on daily service calendar
- Generate and Close out and File completed work orders in yardi.
- Assist with special projects as needed
- Solicit Supply vendors to request price quotes.
- Maintain updated Vendor list
- Assigning and directing work to off-site maintenance staff.
- Help in enforcing policy procedures, promote positive and healthy work environment
- Fluency in Spanish a plus

Pay: $50,000.00 - $60,000.00 per year
