Thayer Companies is a locally owned and managed Property Managed organization with 11 multi-family housing communities in our portfolio. We are seeking an Entry - level Maintenance Technician. Our ideal applicant will have HVAC certification, prior maintenance experience and demonstrate ability to effectively manage time, work alone as well as part of team and trouble shoot a variety of home-related problems. Applicant should have strong interpersonal skills and demonstrate ability to provide quality customer service. This position requires indoor and outdoor maintenance year- round. An 8-9 week on-call rotation is required.
Maintain all on-site maintenance operations and functions, as well as, preventative maintenance.
Must be aware of the condition of the physical property throughout the community and immediately correct hazardous conditions; e.g. broken gates leading to pool, broken steps, open holes, broken/burned out exterior lights, etc.
Achieve property maintenance objectives as defined by Company policy, Property Manager and Lead Technician.
Perform skilled and semi-skilled maintenance activities depending upon area assignment including basic trade activities such as electrical, plumbing, carpentry, turnkey operations, appliance repair, pool maintenance, etc.
Maintain accurate records regarding preventative maintenance, service requests (received and completed) expenditures, apartment make-ready status, work-in-progress, etc.
Insures all make-ready repairs and services are completed correctly and on schedule.
Identify all utility meter cut-offs, apartment and fixture cut-offs and sewer cleanouts.
Insure all work areas are cleaned up and all storage areas remained locked when not in use.
Must be knowledgeable and skilled in the safe use and maintenance of the following:
Hand tools: various wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, etc.
Power tools: wrenches, grinders, sanders, drills, saws, etc.
User-moved aids: wheelbarrows, dollies, hand trucks, buckets hoists, jacks, step ladders, full ladders, double ladders,
Mechanical equipment: motors, pumps, compressors, blowers, electric and hand power augers, golf carts, etc.
Measuring devices: calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc.
Work rotating weekends for on call duties for emergency situations.
Attendance is an imperative job function.
Qualifications
High School Diploma or GED certificate is required.
Position requires at least 1-year experience in property management or equivalent field.
HVAC certification within 90 days of hire. CPO certification preferred.
Position requires 40 hours per week. Weekends as circumstances warrant; on-call on a rotating basis and for emergencies.
Must have a valid driver’s license.
A pre-employment drug screening and criminal background check will be conducted.
