Essential duties and responsibilities:

Prepare weekly project status reports, operational guidelines, material manuals, and progress presentations.
- Management of all existing design, engineering and environmental consultant contracts and drafting RFPs for new consultants, inclusive of scopes of work, bid tracking, and price leveling status.
- Research cost saving materials, programs and professional services.
- Attend and prepare presentations for external engagement with project residents and local stakeholders, as applicable.

Work in close coordination with joint venture partners, Project Executive and design teams to ensure high-quality design, development, and procurement.

Review monthly project requisitions and assist accounting in timely payments.

Attend monthly requisition meetings.

Coordinate site visits and access with Property Management

Engage with residents and relocation staff to help coordinate with construction schedule and project timeline.

Work on special projects and collaborate with other disciplines as required.
Additional responsibilities may include:

Underwrite and conduct due diligence for potential transactions.

Develop project business plans including budgets, financial pro forma, market studies, marketing strategies, capital requirements, and deal structures.

Create requests for proposals, oversee the solicitation process, evaluate and analyze responses, recommend selections, and assist in contract negotiation.

Prepare loan, grant and tax credit applications.

Manage schedule, pro forma, and expenses throughout projects to complete the project on time and under budget.
Qualifications, skills, and abilities:
-
Bachelor's degree required. Master’s degree is preferred.
- 3+ years of professional experience in a related field including real estate development, architecture/design, and engineering.

Real estate industry experience is required, experience with NYCHA, HUD, and/or design-build contracts is a strong plus.

Proficiency in reviewing contracts, analyzing design and engineering drawings, working with contractors and property management is strongly preferred.

Accuracy, diligence and attention to detail are critical.

Willing to work in the field 2-3 days a week is required.

Strong analytical, organizational and communication skills.

Familiarity with multifamily rehabilitation is preferred.

Familiarity with federal grant programs for multifamily real estate.

Ability to work in a challenging, fast paced environment and handle multiple projects at the same time. Must be a self-starter who can switch seamlessly between collaboration and independent work.

Fluency in Spanish speaking and translation is preferred.
