RESPONSIBILITIES INCLUDE (BUT ARE NOT LIMITED TO): ONSITE SUPERINTENDENT
· Maintain accountability for overall project success, including financials, contractual obligations, quality control, timeliness, and client satisfaction.
· Manage all construction processes, including RFIs, Submittals, C.O.s, and invoicing, and provide support and direction to project team members for career advancement while maintaining a healthy work environment.
· Create and maintain project schedules, cost control statements, subcontractor coordination, pay applications, change orders, and monthly status reports.
· Maintain a positive relationship with clients, architects, and subcontractors.
· Prepare comprehensive project proposals. Negotiate, qualify, and execute subcontract and prime contract agreements.
· Perform construction services, including quantity take-offs, estimating, and constructability review; prepare monthly project financial forecasts for the management team.
· Host construction meetings with clients, subcontractors, and third parties.
· Manage project closeout, including jurisdictional requirements, systems training, client deliverables, and warranty walks.
QUALIFICATIONS:
· Construction Management, Engineering, or Architectural degree or equivalent experience.
· Minimum 5+ years of Construction Project Management experience required.
· Proficient computer skills in Microsoft Projects, Excel, PROCORE (or similar project management software)
· Detailed-oriented with a strong work ethic and Problem-solving ability in a fast-paced environment. Positive, at-your-service attitude.
· Outstanding Customer Service skills.
· Follow-through skills to get the job done.
WHAT YOU WILL BE DOING
· Must have been superintendent on ground-up projects of at least $4 million.
· Ability to track and manage subcontractors' progress.
· Responsible for quality control.
· Must be able to schedule the entire project from start to finish.
· Must be able to manage our labor force or subcontractors.
· Provide onsite coordination of workforce, equipment, and materials.
WHAT YOU NEED FOR THIS POSITION
· 4-year college degree.
· 5+ years of construction experience in scheduling, cost control, contract documents, change orders, and means and methods.
· Strong leadership skills with the ability to communicate well verbally and in writing.
· OSHA 30 Certified.
Competitive Base Salary (Depending on Experience)
Salary Range from $80,000 to $140,000
