POSITION OVERVIEW
The Project Construction Manager will oversee all activities related to Construction Project Management in a specified region within the U.S., under the direction of the Executive VP of Construction.
ESSENTIAL RESPONSIBILITIES
- Develop strategic asset plans by traveling to properties to understand existing conditions, identify and prioritize capital expenditures, inspect work in progress and validate that completed projects meet company standards;
- Manage capital expenditure projects from concept to completion, including identification of needed capital expenditures, estimating/budgeting, procurement/bidding, scheduling, document management and project close-out.
- Responsible for identifying, negotiating and assigning Suppliers, Vendors and General Contractors;
- Maintain a high level of communication and follow-up both with senior management, peers and field staff;
- Provide emergency response as may be needed;
- Perform due diligence for acquisitions and redevelopments.
- Travels frequently to designated locations as directed by the company;
- Report timely and accurately to Executive VP of Construction;
- Perform all duties as required.
QUALIFICATIONS
- Four-year Bachelor degree in business or related field preferred; two-year Associate’s degree or equivalent experience required;
- At least 7 years of commercial construction management experience with a major general contractor or facilities management organization, overseeing the management of repairs, maintenance, large-scale renovations, and ground-up development.
- Strong project accounting skills, including budget development, ongoing project cost monitoring, and contract management;
- The ability to collaborate, communicate and interact with various management levels within the organization;
- Excellent negotiation and communication skills;
- Strong computer skills (MS Suite office of programs including Word, Excel, Access, and Project);
- Valid state driver’s license;
- Proven ability to consistently meet and exceed performance standards;
- Excellent communication, interpersonal and motivational skills;
- Strong analytical and problem-solving abilities;
- Able to prioritize multiple projects and deal with numerous interruptions;
- Work well under pressure, meeting deadlines consistently;
- Able to work independently with minimal supervision;
- Experience with Microsoft suite
- Ability to work a flexible schedule, including weekends
- Must be able to perform some of the physical requirements of the job;
