Overview:
We are seeking a skilled Regional Maintenance person to join our team. As a key member of our maintenance team, you will be responsible for ensuring the smooth operation of our apartment communities and equipment. At Impact Management Group, we provide quality affordable living communities throughout the state of Wisconsin.
We are searching for a Regional Maintenance Manager who is responsible for maintaining a portfolio-wide preventative maintenance program, including staff training/ developing of our on-site maintenance team members, across the organization. This position is also responsible for assigned capital projects and follwoing REAC site inspection program to identify deficiencies and future projects. The Regional Maintenance Manager will collaborate with the Director of Maintenance and Regional Managers to identify areas of improvement through regular meetings and site inspections.
Responsibilities:

- The Regional Maintenance Manager will collaborate with the Director of Maintenance, Maintenance Techs, and Community Managers.
- Provides leadership and development opportunities to the on-site teams
- Assists with the development, implementation, and monitoring of maintenance programs
- Responsible for maximizing revenue, controlling expenses, and improving resident satisfaction bu ensure site curb appeal and workorders are complete.
- Provides technical expertise of facilities and maintenance personnel in areas such as mechanical, electrical, HVAC systems, plumbing, general construction, elevators, pools, fire & life/safety equipment, building automation systems, and other pertinent building systems and preventative maintenance
- Assists with establishing safety processes in compliance with OSHA standards and other applicable laws
- Assists property management personnel with the implementation of various operational programs including but not limited to training, demand-side energy conservation, preventative maintenance, workflow direction, and vendor management
- Provide technical expertise and assist with developing scopes of work for assigned capital projects
- Facilitates and conducts annual inspections and assessments to identify conditions, needs, and budget expectations and REAC INSPIRE
- Assist with site coverage maintenance, completion of work orders, turns, and on-call.
Requirements:
- At least 5 years of facilities/apartment management and supervisory experience, preferably within the affordable multi-family sector, Knowledge. of REAC
- Demonstrated knowledge working with both vertical and horizontal buildings, scattered sites , HVAC, boiler and chiller systems
- Strong problem-solving skills
- Willingness and ability to travel at least 75% in a year ( most day travel)
- Flexible, thrives in a fast-paced environment and is comfortable with quickly re-prioritizing
