Job Summary:
The Make Ready Technician is responsible for ensuring that all vacated apartments are thoroughly restored to “make ready” status in a timely manner. This includes performing a variety of repairs and maintenance tasks, preparing apartments for new tenants, and maintaining the overall appearance and safety of the apartment complex.
Key Responsibilities:
Apartment Turnover:
- Inspect vacated apartments for damage and needed repairs.
- Perform tasks such as painting, drywall repair, carpet cleaning or replacement, and general cleaning.
- Repair or replace appliances, fixtures, and hardware as necessary.
- Ensure all apartments meet the company’s standards before new tenants move in
Maintenance and Repairs:
- Perform minor electrical, plumbing, carpentry, and HVAC repairs.
- Install new appliances and fixtures as needed.
- Address maintenance requests and perform general repairs throughout the complex.
General Upkeep:
- Assist in maintaining the exterior of the buildings and grounds.
- Remove trash and debris from vacant units and common areas.
- Ensure safety and cleanliness standards are maintained throughout the property.
Inventory Management:
- Maintain inventory of maintenance supplies and equipment.
- Report inventory needs to the Maintenance Supervisor.
Customer Service:
- Respond promptly and courteously to resident requests.
- Communicate effectively with residents, management, and other team members.
Compliance:
- Adhere to safety standards and follow OSHA regulations.
- Comply with company policies and procedures.
Qualifications:
- Minimum of 1-2 years in maintenance or a related field, preferably in an apartment or residential setting.
- Experience with basic repairs, painting, and general maintenance tasks.
Skills:
- Proficiency in using hand and power tools.
- Ability to troubleshoot and repair minor plumbing, electrical, and HVAC issues.
- Strong attention to detail and organizational skills.
- Excellent communication and customer service skills.
Physical Requirements:
- Ability to lift up to 50 lbs.
- Ability to perform physical activities such as climbing, balancing, kneeling, and handling tools.
- Ability to work in various weather conditions.
Job Type: Full-time
Pay: $17.00 - $20.00 per hour
