RESPONSIBILITIES:
- Assists Portfolio Manager in the successful execution of the business plan through strong leadership and oversight over all aspects of the business to include sales, financial performance, maintenance, capital project oversight and asset preservation.
- Maintains excellent resident communication and superior customer service to both residents and commercial tenants, vendors, brokers and other third parties.
- Reviews monthly and quarterly financial statements and budgets. Assists in the creation of monthly Executive Summaries on assets within their responsibility, prepares variance notes for financial packages and is an active participant in Prelim calls with accounting department.
- Effectively communicates with asset management team accomplishments and issues related to the execution of the business plan.
- Remain current with all internal policies, federal, state and local rental laws and guidelines.
- Post 5 day notices and pursue legal actions, evictions and attend court.
- Assists Portfolio Manager in overseeing preparation of apartment homes for move in within Laramar guidelines by maintenance team. Works with project management to ensure unit renovations and capital projects are completed on time and within budget.
- Conducts weekly property inspections, including building and unit walks to ensure quality and quantity of market ready apartments. Inspects vacant units to certify they are move in ready.
- Works with Portfolio Manager to manage rent rates, trends, occupancy, and maximized profitability.
- Develops strategies and recommendations for individual assets that will help benefit entire portfolio. Assists Supervisor on underwriting assumptions by due diligence team, preparation for investor visits, instructing and advising team of employee procedures and guidelines.
- Completes all other projects or requests as assigned by Supervisor.
- QUALIFICATIONS:
- Must have at least 3+ years of experience in property management.
- Must have an active and valid Illinois Real Estate License or willingness to obtain within first 120 days of employment.
- Must possess superior customer service abilities and attitude.
- Demonstrate exceptional sales, service and operational leadership skills and the ability to effectively build and manage high performing teams.
- Effective conflict resolution skills.
- Must be knowledgeable with budget development and financial reporting.
- Demonstrate excellent organizational skills, with the ability to prioritize and work effectively on multiple tasks in a fast-paced environment.
- Must have the ability to meet deadlines by working independently and with a team, as well as be able to determine priorities and move projects forward without direct supervision.
- Must possess excellent verbal and written communication skills.
- Working knowledge of Yardi Voyager and OnSite preferred.
- Ability to communicate effectively with internal and external customers through two-way verbal and written communication.
- Proficiency in Microsoft Office Suite and a recognized Property Management suite (Yardi preferred).
