Role Overview
We are seeking a Construction Project Manager (CPM) to join our team in Dallas, TX. The PM will oversee the planning and delivery of construction projects for individual real estate projects. Ensure that work is completed on time and within budget; organize logistics. Can act as a liaison between our clients and construction professionals to manage schedules and direct activities. The perfect candidate is a natural leader who takes initiative and can work independently within a collaborative environment.
What You'll Do
· Monitors all construction activities: project bids, schedules, budgets, production, quality and management of trade partners, procurement coordination and ensuring a high level of communication and accountability
· Comprehends complex documents related to Real Estate, such as agreements/contracts, leases, work letters, project charters, surveys, and drawings.
· Works directly with our clients or ownership to collect project requirements and provide status reports. Prepares scope of work, project delivery resource requests, cost estimate & budget, work plan schedule & milestones, quality control, and risk identification.
· Identifies project delivery resources; conducts standard requests for proposals; finalizes bid analysis; recommends resources to clients.
· Communicates effectively with the Team to provide project guidance to achieve project goals.
· Implements communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. Facilitates project meetings.
· Ensures project data integrity and documentation is accurate, timely and coordinated.
· Tracks progress of each project against goals, objectives, approved budgets, approves timelines. Reports status and variances.
· Implements change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality and risk.
· Identifies project risks, develops risk mitigation and contingency plans, and
implements action plans to reduce or eliminate project risks.
· Responsible to seek out, complete and submit on bid opportunities for the company. Develop and maintain good working relationships with current clients; responsible to grow relationships with potential future clients.
· Strong attention to detail. Comprehensive understanding and knowledge of the project, ability to prepare and conduct OAC meetings, participate in client site visits and hold consultant and trade meetings as required
