MANAGER, UTILITIES
POSITION SUMMARY/OBJECTIVE
The Utilities Manager-Property Operations is responsible for managing the Property Operations Utilities team and staff in a professional and knowledgeable manner for all VineBrook residential units. This position directs and oversees the daily management of the Utilities processes including the accuracy, compliance, and efficiency of the entire process as it relates to vendor payment, administration of the utilities process, internal and external customer interaction, communication with utility providers, and the development of human capital within the department.
This position ensures that policies, procedures, roadmaps, development, and transformation are executed in quantitative and qualitative manners for all facets of the Prop Ops Utilities department.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Make recommendations and implement improvements in the utilities payable process
- Research and resolve issues, and ensure that timely communication is made with internal and external customers
- Successfully delegate, where needed, to qualified resources to maintain compliance and metrics
- Work with leadership to set team KPI’s, monitor team performance, and drive for continued success
- Adopt and exhibit, by example, a “resident centric” culture via verbal/written communication and actions
- Create and foster a work environment that promotes teamwork, recognition, mutual respect, and one that prides itself on focused internal and external customer experience
- Monitor, maintain, and review reporting queues within Salesforce/Yardi workflows to ensure that utilities payable related tasks are completed within established SOP’s and timelines
- Ensure that Company policies and procedures are followed
- Any other duties as required or assigned by Management
MINIMUM QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES)
- Knowledge of Utility providers, workflows, processes, and compliance
- Exhibited track record of excellent internal and external and customer service skills and mentality
- Knowledge and experience in the following preferred: Property Management, Residential Property Operations, Residential Property Preservation, Real Estate Owned (REO) Portfolios
- Ability to communicate clearly and effectively, for written, verbal, and in person communication
- Demonstrated ability to Problem Solve using cognitive abilities to identify the problem, determine the root cause, identify and implement a constructive solution as well as create process controls to ensure intended results are working
- Ability to conduct business and manage in a moral, legal, and ethical manner
- Exhibited managerial success and experience in a multitask faceted and matrixed environment
- Exhibited experience in Change management and Process improvement
- Bachelor’s Degree (Preferred)

SUPERVISORY RESPONSIBILITY
This position manages a set of employees of the Prop Ops Utilities Department and is responsible for the performance management and hiring of the employees within that department.
TRAVEL
This position may entail minimal or limited travel for training or industry events/conferences.
