This position requires strong support to the Building Manager with the day-to-day maintenance, repair, and efficient operation of all building systems and equipment. The maintenance worker is expected to coordinate and complete all requests for work, assign priorities, delegate to appropriate contractor, if required, and follow-up on completion. MUST HAVE A CAR for travel between properties. Routine tasks include:
- Painting - Experience required
- Repairs and routine maintenance of all HVAC, boiler, heating, refrigeration, water, and energy systems
- Repairs plumbing such as sinks, bathtubs and toilet
- Repairs on registers and radiators
- Maintaining and/or replacing door hardware, compactor and trash chutes
- Maintenance painting in equipment rooms, and other building facilities
- Assist in the replacement of filters in the HVAC equipment
- Perform electrical work
- Perform carpentry work
- General cleaning in mechanical spaces and perimeter inductions units
- Inspection of fire safety systems
- Maintenance and repair of sanitary sewer systems, sump pumps including basins, water closets, urinals and piping
- Maintenance and repair of all kitchen equipment excluding tenant owned equipment
- Respond to maintenance requests in a timely manner and prioritize tasks accordingly
- Utilize a Computerized Maintenance Management System (CMMS) to track and schedule maintenance activities
- Conduct regular inspections of facilities to identify and address any maintenance issues
- Provide excellent customer service to residents or employees by addressing their concerns and resolving maintenance issues promptly

Requirements:
-MUST HAVE A CAR AND VALID DRIVERS LICENSE
- Previous experience in a maintenance role, preferably in a leadership or supervisory capacity
- Strong knowledge of various maintenance disciplines, including plumbing, electrical, carpentry, and HVAC systems
- Proficiency in using CMMS software for tracking and scheduling maintenance tasks
- Excellent problem-solving skills and the ability to troubleshoot and diagnose issues effectively
- Strong communication skills, both verbal and written, with the ability to interact professionally with residents or employees
- Ability to work independently with minimal supervision
- High attention to detail and a commitment to delivering high-quality workmanship

Pay: $20.00 - $30.00 per hour
