Job Description:
The Building Engineer (BE) will be accountable for the facility operations of The Springs at The Waterfront and will operate the community within The Springs Living policies and standards. The BE’s primary goals are to maintain the community in a manner that provides safe, functional areas while reducing negative environmental impacts and improving profitability, building and landscape aesthetics, and life safety to the residents & staff satisfaction. Principal Job Responsibilities:
- Inspects building systems, including but not limited to fire alarms, HVAC, and plumbing, to ensure equipment operation is within design capabilities and achieves environmental conditions.
- Aligns with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
- Provides technical and procedural training to coworkers and subcontractors. Arranges for subcontractors as needed. As well as oversees and inspects the work performed by outside contractors.
- Implements a preventive maintenance program to ensure that building equipment and systems meet or exceed their rated life. Assign repairs and emergency and preventive maintenance as applicable. Completes all maintenance and repair records.
- Establish work measurement techniques and determine the effectiveness and improvements needed for the maintenance department
- Operate effective general and preventative maintenance programs by implementing the Computerized Maintenance Management Software (CMMS) into the daily operations of the entire facility team.
- Proactively manage risk by enforcing contracts, maintaining accurate up-to-date COI’s (certificates of insurance) and documentation files, and always subscribing to The Springs Living operating standards.
- Prepare, monitor, and manage maintenance, housekeeping, and utilities expenses to support the annual business plan and budget, as well as periodic forecasts and reports.
- Supervise and administer all tenant and landlord maintenance and construction real estate.
- Identify and manage capital projects and multiyear planning.
- Plan, maintain, and practice effective emergency communications and response.
- Proactively communicate with residents and respond promptly.
- Maintain the fire and life safety systems according to code and in a manner that protects all building occupants.
- Coordinate and build relationships with city and state inspectors, building departments, and fire inspectors.
- Oversee property vendors/contractors and manage the Request for Proposal (RFP), vendor/contractor selection process, and contract creation.
- Maintain all HVAC, electrical, and plumbing systems via appropriate testing methods.
- Have a high commitment to safety excellence, demonstrate behaviors that drive safety, and inspire such in other teammates.
- Will establish a mentoring relationship with supervision. The mentoring will include creating work plans that provide targeted goals, regular discussion opportunities for two-way feedback, training on processes/procedures/technologies/tools, and opportunities for professional growth.
- Other duties as assigned.
Qualifications:
- 5 plus years’ experience as a Building Engineer with Mid-Rise.
- Maintains current CPR and first aid certification as necessary to fulfill state regulations.
- Maintains current and appropriate driver’s license and safe driving record.
- Ability to prioritize, organize, and delegate assignments.
- Ability to interpret a variety of instructions furnished in written, oral, electronic, or schedule form.
- Ability to effectively present information and respond to questions from groups of managers, residents, employees, and the general public.
- Ability to read, analyze, and interpret administrative regulations.
- Ability to write reports, business correspondence, and procedure manuals.
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
- Proficient PC skills including e-mail, record keeping, routine database activity, word processing, spreadsheet, graphics, etc.

Salary: The Springs Living provides a competitive compensation package for the Building Engineer position, with an annual salary range of $85K-$104K depending on experience. This position may be also eligible for a year end discretionary bonus.
