Position Summary: We are looking for an experienced Maintenance Technician that has experience leading a team and maintaining several buildings to the high standard that KIC upholds. This includes managing smaller capital and some Tenant Improvement projects. This associate will help the maintenance team perform duties necessary to maintain the physical condition and appearance of multiple properties while utilizing company operating and safety standards. They will ensure that service requests and minor repairs are made correctly and in a timely manner.
As a performance based organization, quarterly performance reviews are conducted and the results are used to determine your eligibility for potential merit/pay increases.
Key Responsibilities:
- Lead a team of Maintenance Technicians. This includes on-site training and contributing to the maintenance needs of the properties.
- Manage all Maintenance needs for five commercial properties and one residential building.
- Oversee Capital projects: this includes obtaining bids, reaching out to vendors, and managing the project itself
- Oversee Tenant Improvement Projects: Work with tenant and contractor to make the space work for the tenant while remaining under budget.
- Emergency on-call service for after-hour maintenance related issues as required.
- Manage service excellence and keep a high standard of tenant care.
- Completes special projects as assigned by Property Manager.
- Works professionally and cooperatively with residents, tenants and staff.
- Enforces and adheres to company policies, rules and regulations.
- Integrity/Ethics, Dependable, Customer Focus, Adaptable/Flexible.
- Participates in training seminars as requested.
Required Skills:
- 2+ Years of experience in building maintenance
- Experience Managing a small team.
- Proficient in performing various maintenance functions including minor repairs that do not require the need for a license in the following areas: electrical, plumbing, appliances, flooring, carpentry, and heating/air issues.
- Must be computer proficient.
- Strong Communication Skills.
- Must possess neat and orderly work habits.
- Ability to handle emergency and pressure sensitive situations due to complexity and time sensitivity when resolving problems.
Desired Qualifications:
- State licenses in construction and HVAC.
Qualifying Personal Surveys: All eligible candidates will be required to complete a Predictive Index. As a condition of employment, all candidates must complete a i) Drug Screen and ii) Background Check.
