POSITION SUMMARY:
HOW seeks a passionate individual to serve as Housing Quality Standards (HQS) Inspector and join us in ending homelessness in Chicago. Under the supervision of the Senior Property Manager on the Asset Management Team, this position will be responsible for conducting HQS inspections following the guidelines of HUD’s Housing Quality Standards, and all other subsidy provider requirements. This person will enjoy being in the field daily, interacting with HOW’s clients and partners, to complete this mission-critical work.
Duties & Responsibilities:
- Works closely with the Housing Locator to inspect potential units on a timely basis for new client move-ins.
- Builds relationships with existing and new partners to support HOW’s work including landlords, property managers, owners and agencies.
- Responsible for all unit inspections including bi-annual inspections, initial inspections, re-inspections, complaint inspections and work order inspections.
- Complete all required paperwork related to the inspections; file all paperwork with the Housing Coordinator.
- Maintain an ongoing schedule of inspection due dates throughout the year.
- Completes distribution of notices to clients prior to inspection, and tracks completion of all inspections in company database.
- Provides weekly reporting on inspections and escalates emergencies accordingly.
- Assists with monthly reports and compliance activity.
- Acts as a liaison between the client and the Housing Specialist.
- Provides instructions to clients regarding unit habitability, lead-paint disclosures and work order processes.
- Assists with intake process for HOW’s affordable housing units, including completing both CHA and IHDA requirements, as it relates to unit and building inspections.
- Participates in all relevant weekly Housing Team meetings, and other meetings
- Maintains knowledge of Housing First, Fair Housing, Trauma Informed Care, Harm Reduction and Lead-Based Paint principles, and completes ongoing trainings as required.
- Represents HOW with external partners and internal staff
- Completes reporting requirements as needed and requested
- Performs other duties as assigned
REQUIREMENTS:
- Bachelor’s Degree or related field/equivalent experience
- Minimum 1 year of experience in property/asset management field
- Knowledge of homelessness and housing issues.
- Knowledge of Chicago Landlord/Tenant Ordinance
- Knowledge of Affordable Housing Practices (Housing First, Harm Reduction)
- Comfortable working with diverse groups of people including: Homeless population and LGBT
- Excellent oral and written communication; exceptional organizational skills.
- Proficient in MS Office and data management systems such as Yardi Voyager.
STARTING SALARY: Salary based on experience.
WORK SCHEDULE: Full-time; regular business hours with some flexibility required. Up to 90% of time may be spent off site.
Essential Functions Include:
- Able to lift a minimum of 25 lbs, and walk up and down stairs
- Must possess valid driver’s license, reliable vehicle and proof of automobile insurance
- Must pass applicable background tests
