Role Description
This is a scattered multi-site, full-time role for a Property Manager at DMC Property Management. The Property Manager will be responsible for managing day-to-day operations of residential properties, including rent collection, leasing, maintenance coordination, and tenant relations. The Property Manager will also oversee property inspections, handle tenant inquiries and complaints, and ensure compliance with local and state regulations. - Directly responsible for the day-to-day operations of all properties in the cluster. This includes leasing, maintenance, tenant relations, lease renewals, rent collections and staff performance.
- Lead cluster and maintenance teams: monitor performance, coach, counsel and recommend training as needed to Regional PM.
- Oversee training for cluster staff and ensure team is trained in all necessary property procedures.
- Oversee all stages of the resident lease cycle including application approvals, move-ins, renewals, and move out process.
- Confirm renewal pricing with Regional PM and pass to Community Assistant to update. Track monthly progress.
- Supervise maintenance technicians and make-ready teams to ensure timely and cost-effective repairs and maintenance.
- Develop, maintain, oversee, and execute a monthly make ready plan in your portfolio. Identify scope of work and make ready teams as needed.
- Meet with Regional PM to ensure proper completion of maintenance tasks and make ready inspections.
- Answer and give clear communication to team members on what and how to communicate to residents.
- Post NTQs and attend court when applicable.
- Serve as an expert in your markets and understand comparable properties, preferred employers, market conditions, trends, etc.
- Communicate with the Marketing Coordinator about any pricing changes or other property changes.
- Oversee property appearance and ensure great curb appeal: interior / exterior.
- Recommend necessary capital improvements to management team.
- Attend/conduct property inspections with borough, fire, insurance, etc.; send updates to management team as needed.
- Complete Security Deposit determinations / letters; Complete FMO process in full to prompt accounting function.
- Approve hourly employees’ timesheets.
- Complete pre/move out inspections in property management software for all units leaving each month.
- Review weekly reports with Regional PM during weekly team meeting.
- Weekly meeting / check-in with cluster team.
- Quarterly Reviews of direct reports.
- Assist with the onboarding and implementation of new properties as assigned.
Qualifications
- Experience in property management, real estate, or related field
- Knowledge of local housing laws and regulations
- Excellent communication and interpersonal skills
- Strong organizational and problem-solving abilities
- Ability to work independently and prioritize tasks
- Proficiency in property management software
- Attention to detail and ability to multitask
- High school diploma or equivalent, bachelor's degree preferred
- Spanish bilingual preferred
Job Type: Full-time
Pay: $50,000.00 - $60,000.00 per year
