Job Title: Commercial Building Superintendent

Position Overview: We are seeking a dedicated and experienced Building Superintendent to oversee the day-to-day operations, maintenance, and management of a commercial property in New York City. The ideal candidate will have a strong background in building maintenance, excellent problem-solving skills, and the ability to manage a team of porters to ensure the building is operating efficiently and effectively.
Key Responsibilities:
- Oversee and manage all aspects of building systems and maintenance, including HVAC, plumbing, electrical, machinery, roof, drains, sidewalk and general repairs.
· Common area upkeep & monitoring. Ensure all common areas are maintained in pristine condition
- Supervise and coordinate the activities of porters, contractors, and vendors to ensure timely and quality completion of work.
- Conduct regular inspections of the property to identify and address any maintenance or safety issues. Perform preventative maintenance.
- Respond promptly to emergency situations and tenant complaints, ensuring a high level of tenant satisfaction.
- Maintain accurate records of maintenance activities, repairs, and expenses.
- Ensure compliance with all local, state, and federal regulations, including building codes and health and safety standards.
- Coordinate with property management and leasing teams to support tenant move-ins and move-outs.
- Maintain an inventory of supplies and equipment, and ensure they are kept in good working condition.
- Oversee the operation and maintenance of building elevators, ensuring they are safe, reliable, and in compliance with all relevant regulations; coordinate with elevator maintenance contractors for regular inspections, repairs, and upgrades.
- Manage the maintenance and operation of water tanks, including gravity tanks and pressure tanks, to ensure a consistent and safe water supply; conduct regular inspections and cleanings, and oversee repairs and replacements as needed.
· Clean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices.
· Maintain and operate fire and life safety systems such as; Fire alarm systems, fire pumps, house pumps and related fire protection system equipment as assigned
· Snow removal as necessary
· Complete all required safety training courses
Qualifications:
- High school diploma or equivalent; technical or trade school certification preferred.
- Minimum of 5 years of experience in building maintenance, with at least 2 years in a supervisory role.
- Strong knowledge of building systems, including HVAC, plumbing, electrical, and fire safety.
- Excellent organizational and time management skills, with the ability to prioritize tasks and manage multiple projects simultaneously.
- Strong communication and interpersonal skills, with the ability to interact professionally with tenants, vendors, and staff.
- Proficiency in using Microsoft Office Suite.
- Familiarity with local building codes, health and safety regulations, and OSHA standards.
- Ability to work independently and as part of a team, with a proactive and hands-on approach to problem-solving.
- Previous experience in a commercial building setting in New York City.
- Knowledge of building automation systems.
- Licenses required:
- Certificate of Fitness for Citywide Sprinkler Systems S-12
- Certificate of Fitness for Citywide Standpipe Systems S-13
- Fire Life Safety Director/Deputy
Working Conditions:
- Ability to respond to emergency situations, including outside of regularly scheduled shifts – 24/7 “phone on”.
- Physical ability to perform the duties of the job, including lifting heavy objects, climbing ladders, and working in confined spaces.
Job Type: Full-time
Pay: $34.00 - $37.00 per hour
Expected hours: No less than 40 per week
