Property Manager
The Property Manager is responsible for the overseeing, under the supervision of the Ownership Representative, the everyday operations and financial functions of the designated property. Focus needs to be applied on the collection of rental income and follow up of any delinquencies to optimize the property cash flow and financial position. Maintaining the community to the Ownership’s expectations and ensuring resident satisfaction is essential.
Essential Duties & Responsibilities:

- Must demonstrate the ability to work both independently and as part of a team; both effectively and efficiently.
- Must be able to multitask, prioritize and delegate as needed to ensure proper time management of tasks to ensure a high level of customer service and pay attention to details.
- Must be skilled in communicating with residents and guarantors in a prompt and professional manner and be able to manage resident complaints, concerns and requests to ensure resident satisfaction.
- Monitor service request turnaround and responsiveness of maintenance staff.
- Maintain property appearance and ensure necessary repairs are completed in a timely manner.
- Must establish routine property inspections and address deficiencies found.
- Must have the ability to collaborate with other team members and ensure the team is well trained and supported in the ability to execute their job functions and understand the company’s policies and procedures.
- Responsible for the daily posting of income obtained from vendors, tenants, applicants and non-residents accurately, timely and efficiently.
- Responsible for the posting of all charges to residents and non-current resident accounts.
- Responsible for the monitoring and follow up required on delinquencies to ensure prompt notification and collection for delinquent rent.
- Responsible for all end of the month closing procedures and reporting.
- Responsible for walking units, posting all move-out charges and security deposit refunds.
- Assist leasing personnel with the leasing and pre-leasing process as needed.
- Any additional duties and tasks assigned by ownership.
Physical Requirements:
While performing the duties of this job, the employee will regularly be required to sit, stand, walk, kneel, crouch or crawl. The employee may occasionally lift and/or move up to 25 pounds.
Qualifications:
- Previous property management experience required.
- Preferred 2 years’ experience in the student housing industry.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
- Ability to understand and perform all on-site software functions; basic computer skills required.
