Qualified candidates must be able to lift up to 50 lbs. consistently, have reliable transportation and availability for 24-hour, on-call maintenance upon schedule. Additionally, qualified candidates must carry an owned smartphone device, as well as their own basic set of tools.
Responsibilities:
As Maintenance Technician, you are responsible for all daily repairs and maintenance of the apartment community. You will perform services needed for HVAC systems, electrical/mechanical systems, plumbing, grounds, structural elements, mechanical equipment and refurbishment of apartments. A strong candidate is one with a high degree of accountability and ownership, excellent time management skills and internal and external customer service.
The Maintenance Technician will also be responsible for working directly with 3rd party contractors and vendors to facilitate repairs, renovations and other services needed on site. This position will be responsible for the handling and safe-keeping of all keys to the facility, and be able to provide access to all areas of the buildings for any authorized persons.
Expectations
- A maintenance technician with ELPM is expected to complete 40 hours per week of work during normal working hours, Monday-Friday.
- After-hours and weekend emergencies are expected to be handled as needed, and for W2 technicians, compensation will be time-and-a-half.
- Daily (morning) meeting with the Property Manager to discuss priorities, updates, new issues, and approvals. The Maintenance Tech position reports directly to the PM, and ultimately takes direction from the PM.
Roles and responsibilities include:
- Complete regular maintenance on all properties managed by ELPM
- Supervising vendors and other 3rd party contractors for regular maintenance as well as renovation project management
- Source new contractors/vendors as needed to perform specialized services
- Train new contractors on our policies regarding estimate approvals, where to send invoices, etc
- Set and maintain budgets: observe the $500 limit on maintenance that requires approval, and for larger projects, creating a budget by receiving an appropriate number of bids and detailing the total expense of the project, and then completing the project within that budget
- Post notices as needed by the Property Manager on tenants doors, potentially with pictures taken to confirm date and time of the posting.
- Work directly with pest control to gain access to common areas and units as needed
- Monitor landscaping and the general state of the exterior, and report back to the Property Manager as needed if issues arise
- Update Maintenance Requests in the company software in real time to ensure our system of record accurately reflects the status of all MRs
